This is for all my buyers AND sellers out there… The bond market today is pushing mtg rates down and along with the anticipated (and long awaited) prime rate cut(s) coming up we are finally seeing some relief for buyers when it comes to the cost of money. So, for my buyers who have been dragging ass or sitting on the sidelines afraid to commit your time is now!

For my sellers, this only means more buyers in the game and therefore more competition which should push your sale price higher along with the terms of the purchase agreement and contingencies!

As I always tell my buyers, lock in asap because when rates do drop the competition and folks able to afford more jumps up a notch. What doesn’t become more competitive or cost more is a refinance which most lenders are offering at little to no cost when the time comes. Bottom line, buyer or seller get off your butts and get in the game now while it’s mutually beneficial. The is is a chart showing the % change in home values since 1942… if you’re sitting around paying rent (someone else’s mortgage) waiting for prices to drop you’re being very foolish.
