When is the right time to buy a house?

The second you can afford it.

Not the second rates are perfect.
Not the second your uncle approves.
Not the second the market feels calm, because spoiler, it usually doesn’t.

The second you can afford it.

That means you understand the payment.
You know your cash to close.
You’re comfortable with the monthly responsibility.
You’ve talked through taxes, insurance, maintenance, and the cost of actually owning the home.

Because buying a house is not just about qualifying.

Qualifying tells you what the lender says you can do.

Affording it means you know what you’re comfortable doing.

That’s the difference.

A lot of buyers are waiting for the “perfect” market, but the perfect market usually comes with a tradeoff. Lower rates can bring more competition. More competition can mean higher prices, fewer choices, and less negotiating power.
