🚨 WANT TO SEE HOW BAD A ZILLOW ZESTIMATE CAN BE? 🚨

I listed TWO homes this week that Zillow claimed were worth nearly $100,000 MORE than they actually were.

Spoiler alert: they weren’t. 😬

But here’s the crazy part…

As soon as the homes were listed, Zillow changed the Zestimates dramatically—going from almost $100,000 above the list price to suddenly showing the homes weren’t even worth the asking price.

The homes didn’t change overnight.

The algorithm did.

If Zillow simply adjusts its “estimate” based on the list price, how accurate was the original Zestimate in the first place? 🤔

A Zestimate can’t:

🏠 Walk through your home

📍 Understand your neighborhood

🔨 Evaluate condition and updates

📊 Analyze buyer demand

💰 Explain why one comparable matters more than another

Your home is likely your biggest financial asset.

Don’t trust its value to an algorithm sitting behind a screen or the software engineer creating it who has never sold a house in their life and knows nothing about your local real estate market.

Trust a local Realtor who actually knows the market.

This has been weighing on me, and it’s exactly why we need to push back and clearly demonstrate our value.
I’m sure many of you saw the Fortune story making national headlines about a homeowner who, with the help of ChatGPT, sold his house without a realtor—and for over $100,000 more than agents had suggested. The takeaway being pushed? That AI “knew” where the market was headed and outperformed real estate professionals.
Let’s be real—that is a one-in-a-million (if not rarer) scenario. But it’s the kind of story that spreads fast and creates a dangerous narrative: that sellers don’t need an agent.
FIGHT THAT NARRATIVE.
I recently listed a home where every major online algorithm—Redfin, Zillow, Realtor, etc.—had the value pegged between $380K–$410K. All of them were nearly identical. That alone should raise eyebrows.
After digging into the local MLS, running comps, and truly analyzing the market, I knew there was no way that home was selling for less than $445K–$450K.
Two days.
22+ showings.
Multiple offers.
Final sale price: $475,000.
That’s not luck. That’s experience, market knowledge, negotiation, and strategy.
We, as realtors, know this is what happens the majority of the time. But those stories don’t make headlines—only the rare outlier does.
Know your value. Share your wins. Tell THAT story.
Because the real risk isn’t AI—it’s sellers believing they can go it alone, making costly mistakes, and ultimately walking away with less than they would have with a knowledgeable, licensed professional guiding them.
