Dumpster tip. Always get the next size up. I got a 40 yard Dumpster thinking, "how much stuff could there be?" Well the answer was more than a 40 yard Dumpster. Between trash and just a little of the brush pile we filled it up in less than 5 days. My landscaper still had to take another over $500 worth of brush to the dump.

What they should be worrying about is getting the right price.

I've seen homes sit on the market for weeks because a seller wanted to "see what happens" with a higher number. Unfortunately, buyers today have more information, more options, and less patience than ever.

One of the biggest mistakes I see homeowners make is treating maintenance like an emergency instead of a budget category.

The furnace will eventually need attention.
The roof will age.
Trees grow.
Concrete shifts.
Mortar cracks.

None of that means you bought a bad house. It means you bought a house.

The homeowners who seem to avoid the huge surprise repairs usually aren't lucky. They're the ones who handle the small stuff before it becomes big stuff.

The funny thing is, when people ask who my dream client is, they're usually expecting me to describe a certain type of buyer or seller.

But honestly?

It's you.

The person asking questions before they're ready.

The one trying to make smart decisions instead of rushed ones.

The person who wants real information, not pressure.

The woman wondering if she could become an investor.

The homeowner trying to figure out their next move.

What a difference a few days make....

My fantastic movers were able to get everything out of the house.

The fridge with decaying food from 2 years ago was their favorite part. These are the kind of contractors you keep around and send Christmas presents to, in order to keep them on your good side.

Today started the, surprisingly quick, process of mold remediation. They are cutting out the bottoms of walls and pulling up subflooring.

Friday is my day of quotes. Everyone from plumbers, masons, flooring, painters, windows, hvac and electricians.
Depending on their schedules I hope to have everything done within about 2 months.
