Choyce Peterson’s National Accounts Team recently delivered a 75,000 SF build-to-suit warehouse solution for a national manufacturing and distribution client following a multi-year site search and planning process.

The project consolidated operations from three inefficient facilities into a single, modern distribution center designed to support long-term growth and operational performance.

By rethinking the client’s logistics footprint and executing a complex build-to-suit leaseback structure, the team was able to significantly improve efficiency, double pallet capacity, and enhance material handling and truck flow operations.

Relocating into South Bend’s primary distribution corridor also provided superior regional access and positioned the client for stronger long-term distribution performance.
