One of the most important systems of a home inspection is the deck inspection. If the wall flashing separating the deck and wall surface wasn't installed or improperly installed it can leak and the implications may not be found for 20 years. At this point the damage is done and may carry a $ 20,000 repair.

Why should a new home have at least a walk through inspection?
#1. Anything can happen in the walls from tradesman using longer than needed fasteners. Water lines or electrical wires can be nicked.
Some new homes burn down before completed. Electrical inspectors don't check every outlet in the home. Voltage drops are very important for safety and to keep electronic equipment from being damaged.
#2. Water damage can come from other sources than pipes leaking. If the home was build during a wet season and rain has saturated the structure the wall interior may have been closed in before it dried. This may be conducive to mold growth.
#3. Missing insulation is common, an infrared camera will locate theses areas.
#4. A big mistake is the application of a plastic v***r barrier at the attic space level. This will prevent the moist stale air from leaving the home and will be seen in the living space on the windows.
# 5. Heating systems may not be properly vented.
#6 Decks may not have proper flashing, it may be ten years before the damage is revealed.

Choosing A Home Inspector:

#1 Have you been building homes throughout your career.?
Different Eras of construction brought different problems, especially with basement finishing systems. Improperly installed moisture barriers and insulation trapped moisture resulting in rotted walls and possible mold growth in the wall cavity and outside the wall.
#2 Are you Nationally certified ?
N.H Inspectors have to be Nationally certified to be licensed in N.H
#3 What type of testing equipment do you use?
Infrared cameras range from $ 400.00 to $ 35000,00. A good home inspection camera range is around 3-4 Thousand.
#4. The biggest safety issue is the electrical system; What type of tester does your inspector use to test the wall outlets?
Most inspectors use a $12.00 tester this tester doesn't test the most important issues of the electrical system like bootleg grounds, reversed bootleg grounds, voltage drops, ohms drop.
The proper tester will cost in the $300.00 range.
#5. Are you certified to test for Mold?
Do you have the equipment to take outdoor and indoor mold samples for a complete evaluation of the home on different levels and test sites.

I was on a home inspection last year and came upon a pretty interesting find. It was in a dark old basement, 1800's there were no lights available. As I was making my way around with my 4million candle watt light from about 25 feet away I noticed a animal or something hanging from the ceiling. As I got closer I could see it was a bat, now I'm thinking this bat is going to fly into my hair and bite me and I will be getting rabies shots for weeks. Only kidding. Now I'm about 10 feet away from the enemy and realized the bat was dead. The cause of death was by electrocution. The electrical junction box cover was left off of the box and the bat decided to have a snack on the hot wire. This is a common way homes burn down, animals enter service panels, outlet boxes or just chew on wires, catch on fire and your looking for a new home. No home is fireproof, even new homes. Smoke alarms are your best defense. If you don't have hard wired smokes you can install bluetooth connected smokes so all of them will sound off together. These pictures were taken in a home I was inspecting. There was about four hundred square feet of area that was effected.
The home had been closed up for four years with a wet dirt floor in the basement and without any heat,windows, or exterior doors being open to exchange the air in the home this is the end result.
Even though the EPA says if you see it there's no need to test any further.
These Mold spores can be at different levels of the home or inside wall cavities and release Mycotoxins or organic volatile compounds into the air. It's best to test the air at multi levels of the home and in wall cavities if you think moisture has entered the cavity.
