File under Things Not Seen Before. I call it "Fly on Snow".

I have a million photos, so why post that? Well, because it's unique — I mean, when's the last time you saw such a scene? A housefly. Outside. Walking on snow?! Exactly!

Also because it's a small thing that's easy to overlook. It's a silly way to demonstrate the attention to detail you will get from a Kensa Inspections home inspection inspection report about your home inspection inspected by an inspector from Kensa Inspections.

Introducing Malibu Kensa, Holiday Edition!

When someone dares you to do something (post this image) but you already planned to do it, is it still a dare? Nah : ) Happy Holidays, Bi***es!

I've known Kelly Swett for a long time, and today I had the pleasure of inspecting one of her listings for the first time. She made it SO easy! She gave me lots of background on the property, made herself available for questions, and gave me space to do the work. One of the background tidbits was that the home was staged by the wonderful Maja Bacon, also known for years! The whole place was really beautiful! Also the first time I inspected one of her projects! Imagine that :) Two simultaneous firsts, what are the odds?

Here is Exhibit A for exactly why I don't like these cage style dryer vent exit covers. This one is FULLY clogged with lint! Not only is it a fire hazard, it takes forever and a day for clothes to dry. The good news is that it's a very easy fix. Ideally switch to flap style covers, or at a minimum check the thing regularly and keep it clean. This concludes today's Laundry Safety PSA.

Okay kids, here's a short story for you: If you follow the photo captions in order, it shows the sequence of steps I took to test the AC in this new construction condo. Most inspectors would simply disclaim it as shut down, never mind asking to turn it on, and definitely 100% never mind troubleshooting why it doesn't work. The electrician had to find the wire fault between the breaker and the condenser, all of which was in finished space!

Did I mention this was NEW construction?! Clearly no one tested it, and the builder represented it as complete and ready to move in. Yet another example to bust the myth that new construction doesn't need to be inspected. Was the extra 5 minutes of my time worth it? If you were the buyer (without an agent) you would surely say yes, no?

On a side note, it looks like someone started blow-torching it apart without remediating the asbestos. OOPSIE!
