SELLER SECRET...
Want MORE Money? Stop Starting Too High. 🏡💰

It sounds backwards, but one of the biggest mistakes I see sellers make is wanting to “start high and see what happens.”

What usually happens? Buyers scroll right past it.

Then come fewer showings, no offers, more days on market and eventually… price reductions.

Here’s the better strategy:

🔥 Price competitively from DAY ONE.

A great price gets attention.
Attention gets showings.
Showings create urgency.
Urgency creates offers.
And multiple interested buyers can push the price UP.

I'd much rather price a home strategically and have buyers compete to raise the price than start too high and spend weeks chasing buyers by lowering it.

The goal isn't to get the highest LIST price.
The goal is to get the highest SALE price.

That’s a BIG difference.

🏢 Thinking About Buying a Condo? Here’s Something Most Buyers Don’t Realize…💥 New Condo Lending Guidelines 💥

Getting YOU approved for the mortgage is only part of the equation.

The condo association has to qualify too. ⁉️

When you buy a condo, you’re not just buying what’s inside those four walls. You’re also buying into the financial health of the entire condo community.

That means the roof, common areas, parking lots, elevators, pool, master insurance, future repairs and more.

And here’s the part buyers sometimes don’t think about…

If the association hasn’t been putting enough money aside for future repairs, those expenses could eventually become YOUR expenses through a special assessment.

There have also been some recent changes to how certain condo loans are reviewed, which makes it even more important to do your homework BEFORE you fall in love with the unit.

And remember…

A low condo fee isn't always a good thing..... ( Huh?)

Sometimes low fees mean the association has done a great job managing expenses.😃

But sometimes they mean not enough money is being saved for the big-ticket items coming down the road.💰🧐

Buying a condo can be a GREAT option. You just need to know what you’re buying into, not just what you’re buying. 🏡
