Under contract before I even got to say, “Just Listed!”

Just hours after going live, 38 Great Plain Road in Norwich had a very compelling offer in hand, and in less time than a typical workday, this fixer-upper was under contract.

My client inherited this property and had a big decision to make: Fix it up and sell it? Or sell it as-is?

We made the pro-and-con lists, ran the market analyses, and compared what the home could potentially be worth renovated versus what it was worth today. At the end of the day, the math just wasn’t mathing for them to take on the time, expense, and uncertainty of bringing this home back to life.

So, as-is won the debate, and off to market we went. But what my client thought would take weeks happened in a matter of hours. And this listing never even got its social media debut!

My buyers knew what they were looking for, and 39 Whiteside Street checked the right boxes. We put together a thoughtful offer that protected their priorities while still standing out to the sellers. Now they’re officially one step closer to making this house their home!

I try my best to keep my headshots current, but honestly, my hair changes faster than my marketing can keep up. Shout out to Morgan Duffy for being the best hairdresser ever! ❤️

So for those of you who experience shock and awe each time you see my latest hairstyle, welcome to the newest version of me: pink hair, denim, sunset beach, and a whole lot of laughter.

Shoutout to my girl Leah Sanborn who always understands the assignment. She knows when to make me laugh, how to direct a pose, and how to get my good side, even when I’m convinced I don’t have one.

What I love most is that her photos always look like me. Not overly posed, stiff, or forcing a smile through. Just silly, confident, approachable, and 100% Meghan of today.

🏡 JUST LEASED! 🏡

Today marks the beginning of a new chapter for the apartments at 9 Hunters Road in Norwich. Both Apartment 1 and Apartment B are officially leased, and their new tenants are moving in to make these spaces their home.

Every property has its own story, and this one was a great reminder that successful leasing is about more than putting a property on the market. It's about understanding the local rental market, listening to feedback, adapting when needed, and finding the right fit for both landlords and tenants.

Sometimes the right home is worth the wait. 🏡

Today is an extra special closing day because my clients aren’t just saying goodbye to one home. They’re finally saying hello to the one they’ve been waiting for.

Their journey had plenty of twists and turns. We found homes they loved, navigated contingent offers, faced a few “not this one” moments, and kept going.

And then 235 Scotland Road came along.

The house that made all of those other almosts make sense.

At the same time, we prepared 223 Rockwell Street for its next chapter, brought it to market, received multiple offers, and ultimately sold it for $347,000, $12,000 over asking.
