Real estate has been a completely new chapter for me, and I'm still learning something with almost every transaction.

Every client is different.

Every house is different.

And I can tell you — every transaction is DEFINITELY different. 😂

Under contract in just SIX days.

But this one means a little more to me than simply saying we sold it quickly.

When I sat down with my sellers at 122 Deerfield Lane, we talked about the numbers, pricing and marketing — but we also talked about something much more personal.

They told me about their memories there and what they hoped for the next people who would call this property home.

That's the part of real estate I don't think you can put on a spreadsheet.

We priced it strategically. We marketed it. Buyers came through.

One of the biggest questions I hear from homeowners is: Do I sell my house first… or find my next one first?”

The answer really depends on your situation. There are a few ways we can approach it:

Sell first. You’ll know exactly what you have to work with when purchasing your next home, but you may need a plan for where you’ll go between closings.

Buy first. You can secure your next home before putting yours on the market, as long as carrying both homes for a period of time works financially.

Make your purchase contingent on selling. Your offer can be written so the purchase depends on your current home selling. It can give you some protection, but it can also make your offer less attractive to a seller depending on the situation.

There isn’t one right order for everyone. The key is having a plan before you start.
