We are feeling good about where this spring market is headed. Here’s a quick pulse check on what we’re seeing across our 11 towns:

📈 Seller’s market conditions are dominant. Towns like Norwood, Walpole, and Westwood are seeing strong demand with homes moving quickly and multiple offers still very much the norm.

Westwood continues to shine at the higher end — with median prices well over $1M and values up nearly 5% year-over-year, it remains one of the most sought-after communities in the region.

Inventory is slowly ticking up in some areas, which is genuinely good news for buyers who felt squeezed out last year. More options, but still competitive.

Franklin, Norfolk, Millis, and Medway continue to offer incredible value for buyers who are willing to explore a little further south and west. Don’t sleep on these towns.

The spring buying season is officially in motion. If you’ve been on the fence about making a move — buying OR selling — the momentum is building and the next few weeks are prime time.

Sellers — this one’s for you. Spring is the BEST time to list, and the market is warming up fast. Here’s how to make sure your home is ready to shine:

Start with curb appeal. First impressions are everything, and right now buyers are driving neighborhoods on weekends scoping things out. Fresh mulch, trimmed shrubs, a clean front door, and some seasonal flowers can make a huge difference before a buyer even steps inside.

Declutter like you mean it. Go room by room and be ruthless. Buyers need to picture their life in your space — not get distracted by yours. Rent a storage unit if you have to. It’s worth it.

Stage thoughtfully. You don’t need to hire a full staging crew (though we can help with that!). Sometimes it’s as simple as rearranging furniture to open up a room, adding fresh towels in the bathroom, and putting out some simple greenery. Clean, bright, and neutral wins every time.

Timing matters. Homes listed in April and May consistently see stronger buyer activity and better offers. The window is open RIGHT NOW — don’t wait until June and miss the peak rush.

Invest in great photos. In 2026, your listing lives online first. Professional photography is non-negotiable.

Here’s the honest truth: it’s still competitive out there — but there are some encouraging signs for buyers too.

A Few Highlights:

📍 Norwood MA — Median ~$705K, up 4.4% YoY. AND inventory is up ~25% year-over-year. That’s actually great news — more options for buyers while prices are still rising for sellers. Win-win!

📍 Canton MA — Median ~$721K, averaging ~24 days on market. Still moving fast, still strong.

📍 Across the board — Walpole MA, Dedham MA, Westwood MA, Dover MA, Medfield MA, Franklin MA, Norfolk MA, Millis MA, Medway MA — inventory is tight everywhere, but we’re slowly, steadily seeing more homes come to market. 🙏

What to Expect This Spring:

Spring 2026 is shaping up to be competitive — multiple offers, fast timelines, motivated buyers. BUT compared to 2025, there are slightly more options coming to market. If you’ve been sitting on the sidelines waiting for ‘the right time,’ this spring may be your best window in a while.

For sellers? The demand is real. Pricing it right and presenting well still matters — but you have a serious advantage.
