About Selling or Buying a home?

One thing that confuses a lot of people… is the difference between the due diligence fee and the earnest money deposit.

So let’s simplify it.

When a buyer makes an offer on a home, there are usually two separate deposits involved.

The first… is the due diligence fee.

That money goes directly to the seller once the contract is accepted.
It basically gives the buyer time to inspect the property, work on financing, and make sure the home is the right fit for them.

Now during that due diligence period, the buyer can still back out of the contract… but typically the seller keeps that due diligence money.

The second… is the earnest money deposit.

That money is usually held in escrow by an attorney or brokerage.

If the deal closes, it goes toward the buyer’s purchase.

But if the buyer backs out after the due diligence period without a valid reason… the seller may be entitled to that earnest money too.

A lot of people hear those terms and think they mean the same thing… but they’re actually very different.

A question I’ve been getting more lately is…

Should I sell my property traditionally… or should I sell it at auction?

And really, it depends on the property and the seller’s goals.

Traditional listings can work great when you’ve got a property that fits the retail market well and you’re willing to wait for the right buyer.

But auctions can create urgency, competition, and a definite sale timeline.

Sometimes auctions work really well for:
land,
investment properties,
estate properties,
unique properties,
or situations where the seller wants to move the property in a set amount of time.

And contrary to what some people think…
auctions aren’t just for distressed properties.

A lot of high-demand properties do extremely well at auction because buyers know they need to act.

At the end of the day, the real question is:
what strategy gives the seller the best opportunity based on the property and the situation?
