Fall is quietly one of the strongest seasons to list a home. The buyers still searching in late summer and early fall tend to be serious. They are relocating for work, hoping to close before the holidays, or just ready to settle in before winter hits.

I'm proud of the honor, but the part I'm actually sitting with is everyone behind it: the families who let me walk them through one of the biggest decisions of their lives, and the referrals that meant you trusted me enough to send me to someone you love.

I had a client call me last week, half-joking, asking if I could just tell her when rates were going to drop so she could stop checking her phone every morning.

I get it. It's exhausting to feel like you're waiting on a number before you can start the next chapter of your life. Here's what I told her: nothing dramatic is likely to happen with rates this month, so if the house feels right and the payment works for your family today, that's worth more than holding out for a maybe.

Some mornings a little home vacation means coffee on the dock. Some afternoons it means taking the jet ski out just because I can. I used to think a house was just where you ended up after work. Then I bought one on the water, and I understood what people meant when they said home should feel like a place you actually want to be.
