Mortgage rates have changed dramatically over the past few years:
2021: ~3.0%
2022: ~5.3%
2023: ~6.8%
2024: ~6.7%
Today: 6.58% (30-year fixed average)

While today's rates are much higher than the historic lows seen in 2021, they're very similar to what buyers have experienced over the past three years. Mortgage rates have remained in the mid-6%.
