The Marin County real estate market is evolving — and if you’re not paying attention, you’re missing opportunity.

As we move through 2026, the market is showing a mix of strength and selectivity. Inventory remains tight, and that’s continuing to support values — but buyers are more strategic than they were in previous years. Homes that are priced right and show well are still moving quickly, often within 30 days and above asking.

On the flip side, properties that miss the mark on pricing or condition are sitting longer and requiring adjustments.

We’re also seeing a “two-speed market”:
• Turnkey, updated homes = strong demand + premium pricing
• Fixers or overpriced homes = longer days on market + negotiation opportunities

Interest rates stabilizing in the mid-6% range are bringing more buyers back into the market, while limited supply continues to favor sellers overall.

Marin County is still a competitive market — just a smarter one.
