I won something. 🥹🏆
And I don’t think I’ve ever been able to say that about my professional life before.
Since March, agents across Stout Team’s Northern California, Southern California and Florida branches have been participating in an accountability competition, with one winner from each region earning a trip to eXpCon, our brokerage’s national convention.
And I won for Northern California. ❤️
What makes this recognition so meaningful to me is what it actually represents.
Points were earned for the everyday work of building this business and serving our clients: phone calls made, appointments booked, BRBCs signed, social media posts created, offers submitted and escrows opened.
In other words, showing up.
Again and again and again.
There have been long days, difficult transactions, plenty of uncertainty and a whole lot of figuring it out as I went.
But there have also been clients who trusted me with enormously important moments in their lives. Transactions that challenged me and made me a better agent. People I’ve had the privilege of advocating for when things got complicated.
And somewhere along the way, all of that showing up started adding up.
So yes, I’m incredibly excited that and Stout Team @ eXp Realty are sending me to eXpCon2026 in Salt Lake City!!
But I think what I’m most proud of is what this win represents:
Six months of consistency. Years of perseverance. And a little proof that the hard work is paying off.
For the first professional win of my career, this one feels pretty damn special. 🥹🏆

Some homes whisper. This one shouted. ✨

We had more than 10 homes lined up to tour, but at house #3, she walked through the front door, looked around, took a deep breath, and it all over her face. This was it.

Within days, she connected with a lender, got pre-approved, gathered every piece of paperwork, and together we crafted an offer with equal parts strategy and crossed fingers.

Then came my favorite phone call of all:
“Your offer has been accepted.”

There are few moments in real estate that compare to delivering that news.

What makes this one even sweeter is that she’s not just buying a house. She’s coming home. In one week, she’ll be settling into the neighborhood she grew up in, just down the street from her family, creating a new chapter in a place already filled with memories.

Helping buyers and sellers move with confidence is never “just showing houses.” And honestly? I wouldn’t trade it for anything.

Fannie Mae just released their housing forecast. And there is one line in it that every buyer who has been sitting and waiting needs to actually hear.

They are projecting a 6.3 percent average 30-year mortgage rate through the end of 2026. And most of 2027. This is not speculation. This is their official forecast, the same organization that backs most of the mortgages written in this country.

Let that actually land.

The meaningful rate drop that most buyers have been holding out for. The one that was going to make buying feel right and the math feel manageable. It is not coming this year. It may not come until the middle of next year at the earliest. And when rates do eventually drop, every buyer who was also waiting is going to flood back into the market at exactly the same time. That is called competition, and it will drive prices up.

I am not sharing this to pressure anyone. I am sharing it because waiting is a strategy. And like every strategy, it has a real cost that most people never sit down and calculate.

Here is the math that changes things for me.

Every month you rent, your landlord’s equity grows instead of yours. The average renter in the Bay Area pays around $2,500 a month. Eighteen months of waiting for better conditions costs you roughly $45,000 in payments that built zero equity and zero net worth for you. Meanwhile, home prices are projected to increase 2 to 4 percent this year. The home you can buy at today’s price will cost more when rates drop and everyone re-enters together.

You can refinance when rates eventually come down. You cannot go back in time and buy at today’s prices.

Buyers who act in this window will be very glad they did in three years.
