🏡 How much does homeownership really cost?

For many first-time buyers, the monthly mortgage payment is only part of the picture.

An HOA — Homeowners Association — manages shared spaces and collects monthly dues to maintain things like landscaping, building exteriors, water, trash, or amenities like a pool or clubhouse.
Here's what trips people up: two homes with similar HOA fees can offer very different value depending on what's actually covered. Some dues include almost everything. Others barely cover a shared entrance.
And there's a number most buyers never think to ask about — the HOA's reserve fund. If it's underfunded, you could be hit with a special assessment: a surprise one-time fee charged to every homeowner to cover a major repair.

After more than a decade helping first-time buyers in Marin and Sonoma County, I've seen the same mistakes come up over and over. Not because buyers aren't smart — but because nobody taught them what to watch out for.
Here are the five I see most often:
1️⃣ Shopping for homes before getting pre-approved. Falling in love with a home you can't yet buy is heartbreaking — and in our market, sellers won't consider you without a pre-approval letter.
2️⃣ Letting the approval number set the budget. Your lender doesn't know your grocery bill or your childcare costs. Always work from a monthly payment YOU are comfortable with.
3️⃣ Making big financial moves during escrow. No new car. No new credit card. No job changes. Your financial picture needs to stay stable all the way through closing.
4️⃣ Skipping the home inspection. With my architecture and construction background, I help buyers understand exactly what they're looking at — what's a dealbreaker, what's normal, and what's negotiable.
5️⃣ Signing documents they don't understand. I slow the process down on purpose. You deserve to know exactly what you're agreeing to before you sign anything.
