The loan approval was the real win.

I hear this all the time from buyers, and honestly, waiting may absolutely be the right decision for you.

But it’s worth understanding that waiting isn’t free.

With 30-year fixed rates hovering around 6.5%, many buyers are sitting on the sidelines hoping for a better opportunity. Here’s the math most people don’t consider:

• The average renter spends roughly $1,800/month on housing.

• That’s about $21,600 per year that isn’t building equity.

• Home values may continue to appreciate while you wait.

• And if rates do drop, more buyers often re-enter the market, increasing competition.
