June market reminder:

There’s a big difference between:

“Cute house.” and

“Good investment, solid location, no hidden headaches, and priced correctly for this market.”

The internet can show you listings.

It can’t tell you why one house has been sitting for 63 days while another got 5 offers in a weekend.

That’s the part people usually figure out after they’re already emotionally attached. 😅

The best time to sell isn’t always when inventory is lowest.

It’s when motivated buyers and your personal timeline happen to align.

Every spring and early summer, we see a wave of buyers trying to make a move before the next school year begins. They’re actively touring homes, getting pre-approved, and making decisions.

That doesn’t mean everyone should rush to list.

It does mean that if selling has been on your mind, now is a smart time to start gathering information and building a plan.

The market will always give feedback. The best results usually come from understanding that feedback early rather than waiting until you need to make a move.

Closing day is always exciting…

…but nobody talks about the emotional damage of losing your daily texting buddies. 😅

Because by the time we get from “just starting to look” to “clear to close,” we’ve usually covered a lot:

the listings

the showings

the offer strategy

the inspection questions

the lender updates

the random “is this normal?” texts

the tiny panic moments

and the “wait, what does this mean?” screenshots

So yes, I’m thrilled when my clients close.

But I’d be lying if I said I don’t miss being in the group chat.

Buying or selling a home is a big deal, and I take it seriously. But I also love getting to know the people behind the move.

Some real estate advice sounds smart… until you see how it plays out in an actual transaction.

The best negotiation strategy often starts before the offer is even written, not just after the inspection report comes back.

Waiting through the first weekend might create leverage in one situation and cost you the house in another.

Days on market can signal opportunity, but it does not automatically mean the seller is desperate. Sometimes there is a reason buyers keep passing.

Price per square foot is helpful context, but it is not the whole pricing story. Layout, condition, updates, lot, location, basement, and buyer demand all matter.

And waiting to call an agent until after you find the house usually means you are already playing catch-up.

Real estate is not one-size-fits-all.

The right strategy depends on the home, the market, the terms, and your goals.
