Foreclosure doesn't happen overnight, it happens in stages. And most NJ homeowners don't find out where they stand until it's almost too late.
Here's the real timeline:
1οΈβ£ Missed Payments:Your lender can't legally start foreclosure until you're 120+ days behind. This is your easiest window to fix things, repayment plan, forbearance, or loan mod.
2οΈβ£ Notice of Intent to Foreclose: A formal 30-day warning before anything hits the courts.
3οΈβ£ The Foreclosure Complaint: You're served, and you have 35 days to respond. Ignoring it is the worst move you can make.
4οΈβ£ Final Judgment: Even here, a short sale, deed in lieu, or Chapter 13 can still change the outcome.
5οΈβ£ Sheriff's Sale: Scheduled ~150 days out, with two possible 30-day delays. Once it's done, it's done.
