Last week a seller told us he had a "better" offer. $30,000 better.
Before responding, we asked a few questions. Was that an actual buyer, or an agent estimating what they thought the house could list for? Had they walked the property? Was it in writing? What did the closing timeline actually look like?
We didn't have those answers. We made my offer anyway and left it on the table.
A couple days later, he called us back.
We're not sure what happened with the other offer without speculating. But he had a decision to make: a higher number with a lot of unknowns, or a number he could count on. He chose certainty.
We signed at our number.
It's a good reminder for any homeowner weighing offers. Price matters, but so does knowing who's actually going to close, and when.
