"Here are the new inspection policies in full for anyone curious. I will only be able to do inspections once the buyer takes ownership.
There is just too much they won't let me do and too many requirements at this point.
I don't know of any inspector in this area that would be able to meet all their requirements.

1. If Purchaser desires to have a home inspection conducted at the Residence, Purchaser shall notify the sales consultant for the Subdivision (āSales Consultantā) and submit this form online at www.mcbrideinspection. com at least fourteen (14) days in advance of the date upon which the pre-drywall meeting (āPre-Drywall Meetingā) between the Purchaser and the superintendent assigned to the Subdivision (āSuperintendentā) is scheduled to occur. A home inspection must be scheduled with the Sales Consultant and Superintendent to take place at least one (1) day in advance of the anticipated date of carpet installation at the Residence, or, if no carpet is to be installed at the Residence, the deadline for the home inspection shall be determined by Seller in Sellerās sole and absolute discretion.
2. Inspections must be performed during business hours between 8:00 am and 3:00 pm Monday through Friday, on a date and at a time approved by Seller, in Sellerās sole and absolute discretion. An inspection must be completed by 4:00 pm on the date scheduled. Inspections shall not be conducted during the Pre-Drywall Meeting, āNew Home Orientationā (post drywall walkthrough meeting) or "Warranty Review" (final walkthrough meeting on your closing date).
If a home inspection is conducted, the inspection report must be submitted to the Sales Consultant, for informational purposes only, within forty-eight (48) hours of the home inspection being conducted by Home Inspector
3. Home Inspector is permitted to perform a non-invasive, visual inspection of readily accessible, installed systems and components of the Residence only. Home Inspector is not permitted to move, remove, deconstruct and/or take apart any system, component and/or item. Home Inspector is not permitted to climb onto roofs or into attics; visible inspections are permitted from a ladder, at the sole risk of Home Inspector (e.g., in the scuddle holes to observe duct work). A Home Inspector is not permitted to remove main electrical panel or sub panel covers.
4. Purchaser acknowledges and agrees that Seller has no obligation to address items raised by Home Inspector in an inspection report or otherwise. Purchaser further acknowledges and agrees that Seller may deny entry to the Residence to anyone at any time, including, but not limited to, Home Inspector, in Sellerās sole and absolute discretion.
5. Purchaser and Home Inspector hereby acknowledge and agree that the Residence will be actively under construction and not yet complete during any home inspection approved hereunder and, therefore, unfinished components of the Residence and/or pending construction items related to the lot or Residence shall not be deemed to be defects, deficiencies, or maintenance items within an inspection report generated for the Residence, as such items will be completed in accordance with applicable building codes on or before Purchaserās Closing Date.
6. In consideration for receiving permission to enter the Residence for the sole purpose of performing a home inspection, Purchaser and Home Inspector hereby jointly, severally and unconditionally agree to indemnify, release, defend, and hold harmless Seller, Sellerās parent, sister, subsidiary and affiliate organizations and all of Sellerās present and past officers, directors, insurers, agents, representatives, employees and contractors from and against all claims, demands, suits, liabilities, losses, costs, damages (including, but not limited to, consequential damages, attorney's fees, and any other costs of the defense and/or investigation of the claim) of any kind or nature arising out of or resulting from Purchaser and/or Home Inspectorās presence at or inspection of the Residence (collectively, Claims);
including, but not limited to, Claims arising out of or related to injuries to persons (including, but not limited to, death) and/or the injury to, damage to, destruction of, or loss of use of equipment or tangible property (including, but not limited to, Seller or Sellerās subsidiary, affiliate or parent companyās property), whether arising before, during or after completion of the home inspection.
7. Prior to conducting a home inspection at the Residence, Home Inspector shall provide reasonable documentation to Seller to prove completion of an accredited home inspection training course, acceptable to Seller in Sellerās sole and absolute discretion (if more than 2 years old, proof of recent continuing education course completion shall also be required).
8. Prior to conducting a home inspection at the Residence, Home Inspector shall provide reasonable documentation to Seller to prove that they carry the following required insurance policies, and provide Seller with certificates naming
Seller as an additional insured on all such policies:
a. General liability with limits of not less than $1,000,000 per occurrence, with coverage of $1,000,000 for personal injury liability, $1,000,000 for property damage and $1,000,000 general coverage. Aggregate on a per policy basis, with the general liability aggregate being a minimum of $2,000,000;
b. Automobile liability, as required by Missouri law, with coverage of not less than $1,000,000;
c. Workers' compensation, as required by Missouri law, with coverage of not less than $1,000,000; and
d. Professional liability, with coverage of not less than $1,000,000.
9. Purchaser and Home Inspector hereby acknowledge and agree that at the time of the home inspection Seller is the owner of the Residence and is therefore entitled to a copy of any inspection reports drafted which pertain to the Residence. As the owner of the Residence, Seller hereby requires and Purchaser and Home Inspector hereby agree that the inspection report, including any conclusions, recommendations and/or photographs contained therein, shall be kept strictly confidential by Purchaser and Home Inspector. As such, without the prior written approval of Seller, Purchaser and Home Inspector shall not, whether verbally or in writing, disclose, share or publish the home inspection report generated for the Residence with any third-party. Further, due to the confidential nature of the home inspection report and all content contained therein, Purchaser and Home Inspector expressly acknowledge and agree that no information or photographs contained in the inspection report shall be posted or published on the internet in any manner whatsoever, including, but not limited to on social media or consumer review websites.
