Missouri's new wholesaling law, SB 973, is officially in effect as of August 28.

Last month we gave you the basics. We are back with PART 2 and this time, attorney John Banjak of Banjak Law and joined us for a much deeper conversation: what actually counts as "wholesaling" under the law, why flips and double closes are still fair game, the new 14-day disclosure that assignment wholesalers now have to use, and what buyers should ask before purchasing from a wholesaler.

👋 Hi, I’m Kathe Gerhardt!

Some of you may already know me from around the St. Louis real estate community, but I’m also one of the newest members of the FasterFunds Lending, Buyers Club & Next Chapter Home teams!

I’ve spent years in real estate acquisitions, walked thousands of properties, and helped purchase more than 300 homes for local investors. That experience gave me a front-row seat to how deals come together and, more importantly, how much the right relationships matter in this business.

Today, a big part of my role is connecting people.

Not every rehab needs to be a complete overhaul to make a big difference. 🏡✨

Our borrowers Bridget Martin and Elli Hanne took this Bridgeton home and gave it exactly what it needed. A cosmetic rehab, thoughtful updates, and a fresh feel that makes it easy to picture the next homeowner settling right in.

From the refinished hardwood floors to the updated lower level and fresh finishes throughout, they brought this home back to life without overcomplicating the project.
