September changes the rhythm of the western suburbs market, and most people miss it.
The back to school rush pulls casual buyers out of the search. What is left is a smaller pool of serious ones, people who need to close before the holidays and are not interested in wasting time on homes that are not priced right.
For sellers, this is a window. Less competition for attention, more decisive buyers, and homes that show well are moving faster than they did during the summer scramble.
For buyers, less competition at open houses does not mean less competition on the right home. The good ones still go quickly.
