I want to share an important update: for the past year, Zillow.com has been attempting to take that control away from sellers. Their actions recently prompted our local Multiple Listing Service (MLS), Midwest Real Estate Data (MRED), to remove their access to all Chicagoland listing data. This means thousands of Chicago-area listings are no longer on Zillow.com.
I want to explain why this happened, why Coldwell Banker Realty and I support this decision, and how this is actually a positive for you as a seller.
What Happened?
Last year, Zillow.com attempted to force sellers onto their platform by introducing a policy that would ban any listing marketed off Zillow for more than one day. This policy directly targets pre-marketing strategies that allow sellers to gather valuable insights and build demand before a listing goes live. However, independent research and MRED's own studies show that homes pre-marketed off Zillow actually sell for more money, in a shorter amount of time, at a higher percentage of asking price.
