Let me tell you a little story about $166,000.00. When I first met my seller at her home to discuss selling her house, she told me that she had spoken with another agent who told her that there was too much to fix and that she should sell to an investor for $199K. Gentle readers, today she closed for $365,000. She was open to suggestions, implemented them immediately, made herself scarce for showings, put her pride in her pocket, and exercised patience. She used her closing proceeds to pay for a new home in cash.

Most of you know that I’m also a real estate attorney. I often happily help FSBO buyers and sellers, and represent all sorts of investors. Some properties or transactions aren’t right for the MLS. My seller, who wisely and carefully chose his agent, sold his Upper East Side duplex in just over three weeks from list to close. Because he wisely and carefully chose his agent, he gets to go into the weekend knowing that his wise and careful decision (regarding which agent to use) has given him some extra spending money for bubble gum and shenanigans.

Selling investment/tenant-occupied properties can be very different than selling a single family home! You should wisely and carefully chose an agent who can help you (like my seller did).
