Trump mentioned that homeowners are saving $5K a year on mortgage payments annually with the rate being reduced a point in the last year. But he did not provide an example. In order to save $5K, the principal that you are financing must at be at least $650K. If you put 20% down, the home price must meet or exceed a price point of $814,659. So savings of $2K-$3K a year is more realistic. For instance, if the home price is $414,000, your annual savings with 20% down would be $2,442, or $203.50 in monthly savings.

Be honest. Would you scroll past a house that’s been listed and sitting for months?
A few years ago, that made sense. Today, not so much.

Homes are taking longer to sell across the board. On average, it takes 73 days right now – which is typical for this time of year.

You may of heard Trump's plan to make housing more affordable by banning large investors from flipping houses. But the truth is they only make a small part of the market..
Large institutional investors – the ones owning 100+ homes – made up just 1.2% of home purchases in late 2025.

That means 99 out of 100 homes were bought by everyday buyers and small, local investors. Not big corporations.
In a few areas, investor activity is more noticeable. But nationally, big investors are a much smaller part of the market than most people think.
