In a major win for Clients, Compass Brokers and by-extension other WA-State Brokerages and their agents, NWMLS has agreed to create a new “First Look” status that allows us to market "Compass Coming Soon" listings on Compass.com, available Friday, September 4, 2026. Starting this Friday, we can market a Client's home to 60 million buyers on Redfin.com without public price drops or days on market, and where the buyer inquiries always go to the listing broker, not to a paid marketing agent. What has happened?
Compass has reached a settlement with NWMLS that gives Washington State homeowners more choice in how they market their homes. Beginning September 4, 2026, NWMLS will introduce the new “First Look” status.
Why does this matter for brokers?
Brokers will have more flexibility to advise sellers on marketing strategies that fit their goals. The settlement allows real estate professionals to offer new, pro-consumer strategies without fear of punitive NWMLS fines for using permitted marketing approaches.
What seller problem does this help solve?
Many sellers want the ability to test the market, understand buyer demand, and refine price or positioning before their home is broadly exposed online. First Look gives sellers another option beyond a one-size-fits-all launch strategy. It allows you to test pricing and marketing with no negative insights such as days on market or price drops.
What is a First Look listing?
A First Look listing is a limited early-marketing status that allows a seller and broker to pre-market a property for up to 21 days before broader public distribution across search portals and other listing destinations.
🤝In addition to Compass Coming Soons no longer being prohibited by NWMLS, the settlement results in the following:
👉By October 15, 2026, NWMLS will require all portals and real estate websites that use NWMLS data to clearly and prominently display the name and contact information of our real estate professionals, using font size and color that are as prominent as any call to action, contact broker buttons or schedule tour buttons, and directly next to any contact broker button. This ensures buyers get clear, direct access to the actual listing broker without being misled by portals that divert buyer inquiries away from the listing broker that the homeowner hired.
👉NWMLS will stop applying its watermarks to listing photographs, preserving photo quality and ensuring that NWMLS does not take credit for the work of real estate professionals.
👉NWMLS will apply its rules uniformly across all brokerages in Washington, ensuring Compass receives the same benefits and treatment from NWMLS as its other members and will not be unfairly compared to other brokerages.
👉NWMLS is prohibited from taking any action against Compass or its real estate professionals under the guise of "enforcing state law," which NWMLS was using to block homeowner choice. NWMLS is not the government and will no longer be able to use their interpretation of the law to fine real estate professionals.
👉For Sellers who have “privacy, security, health, or safety concerns” they can market their homes the way they choose under NWMLS Form 7U, consistent with Washington State Law. Furthermore, NWMLS has explicitly committed that it "will not micromanage, investigate, or challenge a seller’s choice" to use this flexibility.
👉By November 15, NWMLS will give broker platforms the data fields and supplements that are relevant for brokers to do their jobs (eg, Legal, Firpta, 22k, 22j, Prelim, Surveys/maps, Resale cert), unless legally prohibited. That means brokers will no longer need to access multiple systems to do their jobs.
