The best and worst states for first-time home buyer assistance in 2026
Navigating the path to homeownership can feel overwhelming, especially for first-time buyers. Every state offers different levels of assistance—some provide generous forgivable loans and grants, while others have more limited, repayable options. The details matter: loan terms, income qualifications, and even benefits like student debt relief can vary widely. In California, and particularly here in the High Desert, I make it my mission to help future homeowners understand these programs so they can take confident steps toward their dream. From Oak Hills to the heart of Hesperia, I’m here to guide you through the possibilities and make sure you have the support you need at every turn.

Will Mortgage Rates Still Define 2027?
As we look ahead, it appears that mortgage rates may stay higher than we've grown accustomed to—possibly through 2027. For buyers in the High Desert and throughout California, this means the cost of financing a home will likely remain a central part of every decision. Even if the economy improves, a slower drop in rates could keep demand softer than we've seen in previous years. Many clients are already exploring creative options like rate buydowns, adjustable-rate loans, and other strategies to make borrowing more manageable. With these elevated rates, we're also likely to see home prices rising at a more moderate pace, since buyers have to be mindful of their budgets. My focus remains on guiding each client through these shifting conditions, ensuring they have the support and advice needed to make their homeownership dreams a reality.

Roof Repairs Start Near $150
Thinking about roof repairs? Even small jobs can bring up big questions for California homeowners. Did you know that in our state, any roofing work valued at $500 or more requires a state-licensed contractor? Before you compare quotes, always check those licenses—it's a key step to protect yourself. State guidelines also recommend getting at least three written bids for the same scope of work; this way, you’re truly comparing apples to apples on things like decking, flashing, and underlayment. Down payments for home improvements are capped at 10% of the contract price or $1,000, whichever is less, so you can better manage your investment. Also, confirm that your contractor carries workers’ compensation insurance—it's a must in California. And don’t forget to check with your local building department about permit requirements, especially with the updated state building code that took effect on January 1, 2026. I’m dedicated to helping clients in the High Desert and across California navigate every detail of homeownership, including the ins and outs of repairs like these.

NAHB Builder Confidence Rises to 35 in August 2026
Builder confidence is on the rise, reaching a Housing Market Index of 35 this August. While that’s a positive direction, we’re still seeing challenges—high borrowing costs, increased construction expenses, and inconsistent buyer demand continue to impact the market. For those watching single-family homes, 35% of builders have reduced prices by an average of 6% to help buyers. The Midwest is showing the strongest activity, while the South and West, including our own High Desert region, are a bit behind. As someone who listens closely to my clients’ needs and guides them through every step of the home buying journey, I’m here to help future homeowners navigate these changing conditions in Oak Hills and the High Desert.

Three U.S. Housing Signals for September
As someone who guides buyers and sellers through the ins and outs of the California housing market—especially here in the High Desert and Oak Hills—I always keep a close eye on national trends that could impact our local experience. For September, three key signals stood out. Pending home sales dipped slightly year-over-year, ending an eight-month run of increases as higher borrowing costs started to slow buyer momentum. At the same time, homes are taking around 60 days to sell, and mortgage rates have climbed from about 6% in late Q1 to the high-6% range now. This shift has given buyers a bit more negotiating room: the median list price slipped to $424,500, price reductions now touch roughly 20% of listings, and active inventory is up about 4%. Still, even with more homes on the market, national inventory remains nearly 11% below typical pre-pandemic levels—a reminder that housing supply is still tight beneath the surface. Experts are watching how sellers approach pricing and delistings, and whether regional gaps keep narrowing as everyone adapts to a new rate environment. My commitment is to keep you informed and supported, every step of the way.

Home Sales on the Rise, but Momentum May Be Fading
July brought a 7% increase in home sales, with values rising 1.1% to a median of $371,757. Inventory edged up to 1.41 million homes, and while mortgage payments dipped by 0.9%, there’s a chance they could climb again soon. Buyers are taking a bit more time—median days to pending reached 25—and 27.1% of listings adjusted their prices. Serving the High Desert and Oak Hills areas, I’m always watching these shifts to guide clients with clarity and care. My focus is on providing dedicated support, so every step toward homeownership feels informed and confident.

New Metrics Highlight Opportunities for California Homeownership Growth
It’s eye-opening to see that, under a new way of measuring, just 41% of Californians are homeowners in 2025—more than 10 percentage points below the national average. This updated metric counts individual adults instead of households, offering a different perspective on just how challenging homeownership has become, not only here in California but also in states like Texas and Florida where high living costs are making an impact. As someone who helps clients navigate the journey to homeownership in the High Desert and throughout California, I see firsthand how these trends affect families’ dreams of having a place to call their own. My focus remains on listening, understanding your needs, and offering steady guidance—because even with the numbers shifting, the goal of homeownership is still within reach for so many.

Why investors in vacation rentals are dedicating more time to market research before purchasing
Lately, I’ve seen more vacation rental investors dedicating extra time to market research before making a purchase—and for good reason. With average returns dropping to 10.3% in 2025 and new licensing and tax laws increasing ownership costs, it’s become essential to dig deep into market trends and revenue projections. Careful research can make all the difference, helping buyers avoid unexpected losses or financing hurdles. My commitment has always been to guide clients through every step, whether you’re dreaming of a vacation property in the High Desert or looking for your first home. Navigating these changes with the right information is key to making confident decisions.
