🔴 Safety items → non-negotiable, always ask for these
🟡 Major systems (HVAC, roof, plumbing, electrical) → negotiate or factor into price
⚪ Cosmetic issues → typically let these go

Your loan type doesn't just affect your payment, it affects which homes you can actually buy in Chicagoland. 🏡

Most first-time buyers pick a loan based on down payment alone. But FHA and Conventional loans have very different rules about property condition, mortgage insurance, and long-term costs. Knowing the difference before you tour can save you from falling in love with a home your loan won't approve.

Your loan type determines which homes 🏠 you can even make an offer on. And most first-time buyers don't find out until they're already in love with a house that won't qualify. Here's what I mean:

👉🏻 FHA buyers: there are properties you cannot purchase because of condition requirements. The house has to pass. If it doesn't, your deal dies.
👉🏻 Conventional: more flexibility, more options, including properties that need work.
