๐Ÿก IS HOUSING IN THE U.S. REALLY UNAFFORDABLE? THE GLOBAL NUMBERS MAY SURPRISE YOU.

We hear it constantly: โ€œHomes in America have become unaffordable.โ€

There is no question that many American households are feeling the pressure of higher home prices, mortgage rates, insurance, taxes, and everyday living expenses. But the graphic below provides an interesting perspective: when housing costs are compared with household incomes, the United States appears relatively affordable compared with much of the world.

๐Ÿ“Š According to the data shown, the U.S. home price-to-income ratio is approximately 4.5. That means the median home price is roughly 4.5 times annual household income.

The graphic places the world average at 11.2.

The graphic even ranks the United States as having the 7th-lowest home price-to-income ratio globally.

So does that mean American housing is cheap? Not necessarily.

A national ratio can hide enormous differences between individual markets. A home in rural Virginia operates in a very different housing economy from one in Northern Virginia, New York, Miami, or Southern California. Interest rates also matter: two buyers purchasing the same-priced house can face dramatically different monthly payments depending on when and how they finance it.

There is another important part of the conversation: renting.

For many households, renting isnโ€™t simply a temporary stop before homeownership. It can provide flexibility, predictable housing arrangements, and freedom from major repair expenses, property taxes, and many of the upfront costs associated with purchasing a home.

From a property-management perspective, this is why quality rental housing remains such an important part of the American housing market.

Property owners provide housing inventory to people who may not wantโ€”or may not yet be readyโ€”to purchase. In return, owners take responsibility for significant capital investments, maintenance, repairs, insurance, taxes, regulatory compliance, vacancies, and the financial risks associated with owning real estate.

The broader lesson from this map is that housing affordability is more complicated than the price on a For Sale sign.

You have to consider income, financing costs, location, taxes, insurance, maintenance, and available rental alternatives to understand what housing truly costs.

At Antstone LLC, we believe professionally managed rental housing should work for both sides of that equation: residents deserve safe, well-maintained homes and responsive management, while property owners deserve responsible stewardship of the investments that make those homes available.
