Want to save on your energy bill? ⚡️⚡️

Install a programmable thermostat!

ENERGY STAR reports that for every 1 degree you drop your thermostat, you’ll use 1% less energy.

That translates to about $180 a year in savings. And you can feel good about helping the planet.

Nest, Google, Amazon, and Ecobee all offer programmable thermostats, so I suggest doing research to find the best one for your home.

If a smart thermostat isn’t in the cards for you this year, here are a few other things you can do to make your home a little greener:

-Use reusable grocery bags
-Select energy-efficient appliances
-Purchase wool dryer balls
-Use green cleaning products
-Wash your clothes in cold water
-Try composting
-Swap to LED lightbulbs

But not all home renovations are created equal.

Many of my clients are surprised when they learn that the biggest home improvement projects don’t always have the biggest impact on their sale price. If you want to recoup more of your dollars, a kitchen remodel is a good bet.

And according to Zillow, the smartest kind of kitchen remodel is one that you can enjoy yourself for a few years before selling. Here is the national average cost (and return) on three types of kitchen remodels.

-Minor kitchen remodel
ROI: 81.1 percent
Average cost: $21,198
Return: $17,193

-Mid-range major kitchen remodel
ROI: 59 percent
Average cost: $63,829
Return: $37,637

-Upscale major kitchen remodel
ROI: 53.5 percent
Average cost: $125,721
Return: $67,212

Make them feel at home! 🏡

Did you know that 83% of buyers’ agents report a staged home made it easier for their clients to visualize themselves living there?

I always recommend my clients do at least a little bit of staging before putting their home on the market.

And staging is *especially* important now, since buyers are paying higher interest rates and will be pickier than they were 12 months ago.

The goals of home staging are to make your home feel move-in-ready, to ensure each room has a distinct purpose, and to make your home look appealing to prospective buyers.

Here are three simple ways to prep your home for showings:

1. It’s time to declutter! Remove/store away anything that isn’t necessary. For example, store appliances like toasters and blenders, and make sure shoes are in a closet, not thrown by the front door.

2. Replace bold, bright patterns with simple neutrals. While I *love* bright and bold accessories, it’s easier for home buyers to envision living in the space when they aren’t distracted by your decor.

3. Have a few live plants throughout the home to freshen the air, and keep fresh flowers in the kitchen. This will help your home feel more inviting.

What’s the FIRST thing we’ll do before we put your home on the market?

Meet for coffee!

Well, sort of.

At your first listing appointment, we’ll get to know each other and confirm that we’re the right fit to work together. But, we’ll also get right down to business!

Here’s what might take place at our first meeting:

1. Share my research on comparable properties and recommend a strong pricing strategy.

2. Develop a marketing plan to include professional photography, digital marketing and social media.

3. Review my home selling to-do list so you can clean, declutter, and make any necessary repairs.

This first meeting is ✨crucial✨ because it helps sets us up for success.

1. Purchase smart outlets or bulbs and program them to turn on in the evenings.

2. Check all doors and windows to ensure they’re secure. And make sure there are no valuables in plain sight of windows.

3. Charge smart doorbells and cameras to make sure these security measures are fully charged and ready to go.

4. If you’re leaving for an extended period of time (longer than two weeks) consider pausing holding your mail.

5. Avoid posting to social media about your vacation in real-time. Instead, wait until you return.

Let’s get social!

I think it’s safe to say that most real estate agents enjoy being social–and I can’t say that I’m an exception to that rule.

I LOVE getting to know my clients and my community, and social media is a great way to do just that!

Here are a few other reasons social media is important to me:

➡️ It allows me to connect with you in a fun, casual way (no cold calls over here!).
➡️ It helps me share important real estate and community news.
➡️ It helps me learn from and network with other Realtors and small business owners.
➡️ It’s entertaining! I’m kind of addicted to scrolling reels, especially funny animal and organization reels.

Social media is such an important part of what I do, and I couldn’t do it without your support!
