A preapproval is a document from a lender that shows how much money you are qualified to borrow for a mortgage before you start house hunting.

It tells sellers you’re a serious buyer and gives you a realistic budget for your home search. The lender reviews your financial information, income, credit score, debts, and assets to determine the loan amount you could qualify for.

Pre-qualification is usually a quick estimate based on self-reported info, while preapproval involves verified documents and carries more weight.
