That doesn’t mean you suddenly need to become their property manager.

A rental can involve advertising, applicant screening, Fair Housing, source-of-income requirements, lease disclosures, municipal rules, move-in documentation, maintenance calls and eventually a move-out.

It may be an inconsistent screening decision.

One applicant is asked for additional documentation. Another isn’t. One source of income is accepted. Another isn’t. Someone mentions an old criminal conviction and suddenly the criteria change.

That is where Fair Housing and compliance problems can begin.

Illinois landlords: there is a new lease requirement for 2026.

For new and renewed written residential leases, Illinois now requires the Summary of Rights for Safer Homes to appear as the first page of the lease.

It’s one more reminder that rental compliance doesn’t stand still.

If you’re an investor, landlord or real estate agent handling rentals only occasionally, the rules can become surprisingly complicated—especially when Illinois, Cook County and individual municipalities all have requirements.

Finding a tenant is only one piece of the job.

Fair Housing. Source-of-income rules. Screening criteria. Cook County criminal-history requirements. Municipal licensing. Disclosures. Lease requirements. Move-in documentation. Maintenance after the tenant moves in.

And Illinois added another lease requirement in 2026.
