Here’s my take on the holiday season: even though it’s a busy time of year and a lot of people don’t want to add moving to the list of things to do, there are actually some unique advantages when it comes to listing your home during November and December, traditionally thought of as “off-season” for the real estate market.

➡️ Buyer demand is still high. Even though demand has leveled off since 2021 peaks, demand is outpacing supply in a lot of places. Interest rates have taken a dip again and it's gotten some buyers off the fence.

➡️ Buyers tend to be more motivated during this time of year. Most buyers who are looking for homes at this point are ready to make a move, whether it’s due to a relocation or expiring lease.

➡️ If you want to get a head start on spring market, we can list your home on the private network to give you a little more flexibility. This means we’ll only market it to other agents who are searching for homes for their clients. We may be able to find a buyer for you before the new year without even putting up a ‘for sale’ sign.

3 things to keep in mind if you’re a buying a fixer upper 🏚

First of all, take a deep breath! If you’re buying a home as-is, you have a lot of work ahead of you. But it can be a great thing.

A fixer-upper is an exciting investment opportunity — even if you move in and you realize that the air ducts haven’t been cleaned since 1975…you are building wealth.

Here are three things to think about as an “as-is” buyer:

1) Hire a general contractor you can trust. If you don’t know one, I can connect you! Work with that person to come up with a plan to approach your project in phases. Instead of thinking “I have this whole house to renovate,” plan out what you’re going to do room by room, and set small goals.

2) Keep in mind that projects often take longer than you expect them to. Building permits get delayed, materials are backordered — it is an unavoidable part of the process.

3) Remember that every house has issues. Even in new construction homes, pipes burst, windows leak…and it’s all expensive! Your house wasn’t built overnight and it sure didn’t get to this current state 🙃 overnight, so it is going to take time to restore it, too.

And my advice? Celebrate every single win! Each step you take toward making your house your own is a big milestone, so don’t wait until the end to pop the bubbly and toast to your future 🥂

Let’s have a quick chat!

I’m Arrick and I’m your realtor from Riverside. And this might surprise you, but to me, real estate isn’t just about the process of buying and selling homes. It’s not a numbers game to me and I’m not just working to get you to the end of your transaction.

I became a real estate agent because I saw an opportunity to help people make a move while *also* building wealth.

That’s why I share a bit about myself personally on this page. Sure, I want to keep you updated on the business side of things. It’s important to know how property values are doing and how things like interest rate hikes will impact the economy.

But my favorite part of real estate is meeting people from all walks of life and learning their stories. YOU are the reason why I do what I do.

When I’m not working on real estate, you can find me in the kitchen cooking, playing games with Sarah and the kids, Cheering on The Cornhuskers, or Fishing when I get the chance!
