Did you know that expressing gratitude is good for your health?

It really is!

Studies conducted by researchers in the field of positive psychology have found that gratitude is strongly and consistently associated with greater happiness. People who express gratitude feel more positive emotions, get greater enjoyment from good experiences, improve their health, cope better through adversity, and build stronger relationships.

This is the perfect season to focus on being thankful for the goodness in our lives and to cultivate the expression of that gratitude. Here are a few ways to do just that!

Write A Thank You Note – Take a few minutes to write out a thank you note to someone whose actions made a positive difference for you this year and drop it in the mail. Experts suggest doing this at least once a month.

Keep A Gratitude Journal – It’s easy to identify the daily annoyances, but how about tracking the things you are grateful for on a daily basis? You wouldn’t be the only one.

At Greenpoint Properties, we’ve seen a lot of house flips lose money — there’s a lot of potential upside to flipping homes… but there’s also a fair amount of risk.

So, we thought we’d stop by and help.

Here are some possibilities to not get stuck with a property…

Lower Asking Price — To try to at least break even, consider lowering the asking price to just sell the property as fast as possible.

Wait For Market Improvements — If you’re going to lose money, our recommendation would be to just wait for the market to improve. All markets fluctuate and there’s bound to be a time when the property is worth the money that’s been put into it. But it might take a while. One thought would be to rent the property while waiting on the market to improve.

Make Further Improvements — If money’s already been lost, then probably shy away from this option. But if the numbers are still in the green, then it might be worth considering making further improvements (especially if there’s something in particular that potential buyers are pointing out).

Well, at Greenpoint Properties we’ve been working in the real estate industry in High Point, Greensboro, Kernersville, and Winston Salem for a long time. And we’ve seen many seniors renovate their homes to make them more friendly over the long-term.

Sooner is better than later!

In case that’s something you want to do, we thought we’d stop by with a few suggestions!

Stairs — Does the home have stairs? One thing that becomes more and more difficult as people get older is going up and down stairs. We recommend installing a stair lift or a stair elevator (which can carry a wheelchair). The cost is usually around $5,000 to $10,000, which is reasonable when considering the long-term benefits.

Wheelchair Ramps — For smaller staircases, installing a wheelchair ramp is recommended.

At Greenpoint Properties, we’ve been working in real estate in the Triad cities of North Carolina for a long time now. And over that time, we’ve learned quite a bit about which repairs are most important and which ones are least important.

So we thought we’d drop by and give you an idea of how WE would prioritize repairs if we were the one selling a property.

Here are some of the most important repairs to focus on.

HVAC — Fixing heating and air conditioning is very important before selling a home. Traditional buyers don’t want to have to fix the HVAC system.

Fix Flooring — Flooring is fundamental. If it’s in bad shape, that’s going to turn a lot of potential buyers away. This should be a top priority to analyze and repair.

Water Stains — Water stains make a home look dingy and sometimes indicate a water leak. That’s not the impression you want to give potential buyers.

Lawn Care — The lawn is the first impression potential buyers get of a property. And as we all know, first impressions are super important. That said, we highly recommend reviving the lawn for the home to bring top dollar.

Outdated Kitchen — In the eyes of a potential buyer, there’s a lot to be said for the kitchen. People will sometimes buy an outdated home just because the kitchen is nice and up to date. So, in the planning for renovations, this is one of the first projects to focus on.

Need to remove hard water stains from a kitchen or baths?

“Hard water” refers to water with high mineral levels — mainly magnesium and calcium. Those minerals are good for overall health, but unfortunately, they can also leave a chalky residue on shower glass and bathroom fixtures.

How do you get rid of it?

Here are some DIY tips!

Shower Glass — Create a cocktail of plain vodka and Coca-Cola. The combination of ethanol and carbonation is super effective for removing hard water stains. Just don’t press too hard or it might scratch the glass.

Faucets & Showerheads — Start by rubbing lemon rind on the faucet. Then soak paper towels with vinegar and hang them over the faucet for a little while. Finally, rinse and dry everything.

Toilets — Baking soda and vinegar works wonders for removing hard water stains from a toilet.

Dishes — Soak your dishes in hot water and vinegar. That’ll remove hard water stains like magic.

Countertops — Creating a paste out of baking soda and water, and then applying it with a soft-bristle brush, works wonders for removing hard water from countertops.

Install Water Softening System — To be proactive and remove hard water stains before they happen, consider installing a water softening system. That costs about $3,000.

Need to fix a broken window? Maybe several broken windows?

In our time at Greenpoint Properties buying and selling real estate in High Point, Kernersville, Greensboro and Winston Salem, we’ve had to fix A LOT of broken windows.

The good news is that savvy DIYers can probably figure out how to fix the broken glass on their own.

Here are some steps to help get the process started (this is assuming that only the glass needs to be replaced) …

Remove the Sash — This will make it a lot easier to replace the window glass since it can be laid flat while it’s being worked on.

Remove Broken Glass — Put on some heavy-duty gloves and start removing the glass. Be careful and make sure to get all of the glass. If a piece gets stuck, you can use a heat gun to slightly warm up the material. This will make it easier to remove.

Measure — Before putting in the new glass, make sure to measure the height and width of the windowpane as well as the thickness of the old glass. Write these measurements down and take them to a home improvement store to get the right glass.

Insert Glass — Clean the window frame, carefully apply new glazing, set the window glass, and paint the window frame once you’re done.

Well, while nothing is quite as effective as air conditioning or gas-powered heating, there are still a lot of things one can do to lower that energy bill.

Here are some ideas!

Programmable Thermostat — It might be a little expensive upfront, but using a programmable thermostat will save you money and help with keeping your house at a good temperature.

Close Your Flue — If you don’t want to let heat escape the house, then close the chimney flue. That let’s a ton of heat escape out the top of a house.

Move Furniture — It sounds like a no-brainer, but make sure there is no furniture blocking the flow of air into and out of the room (vents, etc.). That’ll waste money and make any HVAC system less effective.

Use a Door Sweep — Is hot or cold air seeping beneath your doors? Consider installing a draft-defeating nylon door sweep to stop that from happening. It’s super cheap and easy to install.

Use Your Drapes — You can open your drapes to let in some free solar heat. And you can close the drapes to keep things cool. This is one of the easiest ways to increase or decrease the temperature inside a house.
