Big day learning about Tennessee Vues — and I’m excited to share what I learned for buyers who love lake life, mountain views, and turnkey vacation rental potential.
Just back from the developer briefing and here are the highlights:
- Homes & Builder: F.E. Trainer Construction (Knoxville-based custom builder) — modern mountain style, natural materials, vaulted windows to maximize lake views.
Typical footprints ~1,200 sq ft with options upstairs and basements (some homes can reach ~3,200 sq ft).
Expect roughly $400/sq ft construction; many homes will land around the $1M mark depending on finishes.
- Lots & Pricing: Simplified pricing — Mountain View lots start at $99K; Lakeview lots start at $399K. Reservations accepted with a $5,000 refundable deposit.
- Resort Amenities: A Hilton Curio-branded lodge (88 rooms) + top restaurant, full-service spa, and pools. Huge marina planned (permitted for up to 1,200 slips) — marina infrastructure work begins this winter.
- Cabins & Short-Term Rental: Hand-placed standalone cabins near the lodge will be for sale (condo-style ownership of structure). Valor Hospitality will manage hotel and rental ops, so owners can choose full management for short-term rentals.
- Timeline: Two model homes expected to break ground this summer. Marina groundwork this winter. Hotel/commercial build aims for late 2028
— with public openings into 2029 (construction timelines can shift).
- Utilities & HOA: Public utilities coming; there’s a septic/sewer step system being finalized. HOA is planned to be modest (~$175/month) covering common areas, gate/lighting, trash, mail, etc. Owners get priority access to amenities and marina reservations.
- Investment Angle: Developers are positioning opportunities for owners to short-term rent homes or cabins if desired. Early reservations could be advantageous for buyers looking for both lifestyle and rental returns.
