Last Thursday, I had the pleasure of attending a VIP event hosted by AVE Integration right here in Kernersville.

It was impressive to see firsthand the technology, craftsmanship, and expertise their team brings to homes and businesses throughout our community.

🏡 You don't have to be ready to buy a home to start the conversation.

One of the most common things I hear is:

"I want to wait until I'm in a better position before I talk to a lender."

The challenge is that many people don't actually know what "better position" means for their situation.

Maybe it's improving your credit score.
Maybe it's saving a little more for closing costs.
Maybe it's realizing you're already closer than you thought.

The only way to know is to have a conversation.

I always tell buyers that meeting with a lender isn't a test you pass or fail.

It's simply gathering information.

A good lender can help you understand:
✔️ What home price range makes sense
✔️ What loan programs may fit your needs
✔️ What your monthly payment could look like
✔️ What steps, if any, would strengthen your buying power

And if you're not quite ready today? That's okay too.

The goal isn't to rush into buying a home.

The goal is to create a plan so that when the right time comes, you're prepared and confident.

Sometimes the biggest relief isn't getting approved, it's finally replacing uncertainty with answers.

One thing I will never take for granted is the support I receive from this community.

Every like, comment, share, save, and message means more than you probably realize. Social media can sometimes feel like a small interaction, but for a local business owner, those simple actions make a huge difference.

And when someone trusts me enough to refer a friend, family member, coworker, or neighbor, that's something I truly don't take lightly. There is no greater compliment than knowing you've had such a positive experience that you're willing to put your name behind mine.

A Little About Me ❤️🏡

I spend a lot of time sharing real estate tips, local events, market updates, and homeownership advice, but I realized I don't always share much about the person behind the posts. So I thought I'd take a moment to introduce myself!

Hi, I'm Kim Weaver.

I'm a proud North Carolina girl who grew up in Stokes County and graduated from South Stokes High School. This area has always been home, and it's one of the reasons I love helping people buy and sell homes here. I genuinely appreciate the communities, people, and small-town values that make this part of North Carolina such a wonderful place to live.

I'm happily married to my best friend, and together we're raising two very spoiled dogs who pretty much run the household. 🐾 If you know me personally, you know they're a huge part of my life and are never too far from wherever I am.

Family means everything to me. Some of my favorite moments are spent with family and friends, whether that's sharing a meal, spending time outdoors, celebrating milestones, or simply enjoying each other's company.

And if I'm being completely honest, my mom and dad are two of my very best friends. ❤️ As I've gotten older, I've come to appreciate our relationship even more, and I'm incredibly grateful for the love, support, and values they instilled in me.

When I'm not working, you'll usually find me outside. I love fishing, kayaking, hiking, camping, exploring new places, or simply sitting on the porch with my pups while listening to the birds chirp. There's just something about being outdoors that helps me recharge and reminds me to slow down and enjoy the simple things in life.

I'm also a huge football fan. Every season you'll find me cheering on the Carolina Panthers through the highs, the lows, and everything in between. 🏈

Music is another big passion of mine. I enjoy a little bit of everything, but alternative, southern rock and country music will forever hold a special place in my heart. Whether it's a live concert, a road trip playlist, or music playing in the background while I'm working, it's a big part of who I am.

And here's something many people don't know about me; I'm a huge car enthusiast. 🚗

I've always loved cars, especially Hondas and old-school muscle cars. There's just something about great engineering, timeless styling, and a powerful engine that catches my attention.

My two dream cars?

🏁 1969 Camaro Super Sport

🏁 Dodge Viper

Maybe one day they'll both be sitting in my garage.

Professionally, I've spent more than 25 years building a career in customer service, sales, and marketing. Those experiences taught me the importance of communication, problem-solving, building relationships, and always putting people first.

That's a big reason why I love real estate so much.

For me, this business has never been about transactions. It's about helping people navigate one of the biggest financial and personal decisions they'll ever make. Whether you're buying your first home, selling a home you've loved for years, investing, or simply exploring your options, I consider it a privilege to be part of that journey.

One of the things I'm most passionate about is being a resource. I believe real estate should be educational, empowering, and as stress-free as possible. My goal is to help people feel informed, confident, and supported every step of the way.

The answer is… sometimes.

Not every project adds value — and some renovations can actually cost more than they return when it’s time to sell.

The goal isn’t to make your home “perfect.”
The goal is to make smart improvements that help your home stand out and maximize your return.

✨ Projects that often provide strong ROI:
✔️ Fresh paint
✔️ Updated lighting & hardware
✔️ Landscaping & curb appeal
✔️ Minor kitchen updates
✔️ Bathroom refreshes
✔️ Flooring improvements
✔️ Decluttering & deep cleaning

Kitchens and bathrooms tend to matter most to buyers because they’re the spaces buyers mentally calculate the cost of updating.

One of the best real estate investing tips I ever heard had nothing to do with buying a house. 👏

It was this:
If you want to find good contractors… go to Lowe’s or Home Depot first thing in the morning and see who’s already there loading up and getting to work.

That advice stuck with me.

Now, whenever I’m out early in the morning, I pay attention to the people already hard at it while most of the world is still waking up. Then I’ll look them up, check reviews, research their business, and make note of them as potential local professionals to recommend to clients in the future.

Because being a real estate agent isn’t just about helping someone buy or sell a home — it’s also about being a resource long after closing day. 🏡

And honestly… there’s just something inspiring about seeing hardworking people already getting after it before the sun’s fully up.

• Retail sales stayed steady
• Jobless claims increased slightly
• Import prices jumped higher than expected
