Unpopular opinion: you probably don’t need half of what’s on your “must-have” list. 😅

So I’m about to de-influence you on the features that feel like non-negotiables… but really aren’t. 👀

We’ve been conditioned to want bigger, newer, more. But after years of helping buyers, I’ve seen this play out over and over again: the things people swear they can’t live without are often the things they barely think about six months later.

Buying a home is part strategy, part emotional rollercoaster... and that's completely normal. This is one of the biggest decisions of your life, so yes, the excitement, the doubt, and the 3am "wait, did we make the right choice?" spiral are all part of it.

A good agent handles the strategy and the paperwork, but they also pick up the phone when you're spiraling. 😂 Been there, seen it all, here for every bit of it.

Here's something most buyers don't know: there are some things your Realtor legally can't tell you, and it's not us being secretive.

The Fair Housing Act exists to prevent housing discrimination based on race, religion, s*x, disability, and more. So while some questions might feel straightforward, the answers aren't always mine to give.

What I CAN do is point you in the right direction, answer every question about the home itself, and make sure you have the tools to decide what matters most for your lifestyle.

Before I list a home, I sit down with my sellers, and we talk through everything (not just price and strategy).

→ The real plan, not just launch week.
→ The honest market update, not the version that sounds good.
→ The prep list that’s actually worth your time and money.
→ And the pricing conversation most people avoid, but absolutely need.

Because the sellers who feel most confident during the process are the ones who went in prepared. They know what to expect, what the strategy is, and what we’ll do if the market doesn’t respond right away.

Most of us will spend this weekend at a cookout, on a beach, or doing something that feels easy and ordinary. And that's kind of the whole point.

The freedom to have a normal weekend (to grill with your neighbors, sit on your porch, let your kids run around the yard), exists because someone chose to give up theirs. Permanently.

Memorial Day isn't really about the long weekend. It's about the people who made sure we'd have one. We remember you today. And we're grateful.

Sometimes the “perfect” house isn’t actually the right house. 🏡

I first met these buyers last year when they were just beginning to think about purchasing a home. The timing wasn’t quite right then, but a couple of months ago they reached back out ready to jump all in and start the search again.

We found a home in a wonderful neighborhood just down the street from family, tucked away on a cul-de-sac, and we went under contract quickly. But after inspections, they took a step back and really thought through the bigger picture. Were they holding onto the house just because of the location? In the end, they made the difficult — but smart — decision to walk away.

And then… this adorable home came along. ✨

The moment we saw it, it just fit them. A beautiful yard, a great layout, wonderful condition, and once again — a quiet cul-de-sac location. Sometimes you don’t understand why things happen in the moment, but looking back, it’s clear this home was the better fit all along.

Congratulations to these sweet buyers on finding the home that was truly meant for them! ❤️

Most sellers focus on price, but buyers decide how they feel about your home in the first 30 seconds.

And it’s usually not the big things that turn them off — it’s the small, easily overlooked details. Buyers are paying attention to everything, and some of the things that quietly kill a showing are so fixable that it hurts to watch them cost someone money.
