Getting a pre-inspection before listing your home sounds smart. It can actually backfire. 👇
Here's what most sellers don't realize: in New York, once you know about a problem, you may be legally required to disclose it. So if your inspector flags something — even something a buyer's inspector might never have caught — you've just created an obligation that didn't have to exist.
And no two inspectors see things the same way. You're essentially inviting extra sets of eyes onto your property before you even have to.
For most of my sellers, I advise skipping it. The risks outweigh the benefits in the majority of situations.
