This website gives you an amazing visual of how the sun and shade move across a property throughout the day.

It’s called ShadeMap, and it’s incredibly useful if sunlight matters to you when buying a home.

June was a good month to be watching this market. 📈

Sales jumped nearly 23% from May, and homes are moving faster as average days on market dropped to just 43. Median sold price is up over 14% from last year, sitting at $424K.

Inventory’s still tight (down about 21% year-over-year), so buyers, be ready to move when the right home hits. Sellers, this is a solid window to list.

Neutral market overall. Balanced, not frenzied. But the momentum is real.

Real talk — the mountain market has shifted. 🏔️

Median home price in May was $390,000. Down from $445,000 a year ago. Homes are averaging 102 days on market — but that’s the average, not the rule.

Sellers: homes that are priced right and show well are still moving faster than that number suggests. The market is punishing overpriced listings. It’s rewarding the ones that are prepared.

Buyers: homes are closing at 92% of asking price. On a $400K home, that’s roughly $32,000 off. The negotiating room is real right now.

Whether you’re thinking about buying or selling in Ahwahnee, Coarsegold, or Oakhurst — strategy matters more in this market than it has in years.

The mountain market is holding steady — here’s your April 2026 breakdown for Oakhurst, Coarsegold, and Ahwahnee.

28 homes sold, inventory is down 25% from last year, and the average sold price is sitting at $451,000 with an appreciating 6-month trend.

This is a neutral market, but the data has some interesting signals heading into spring.
