Lots of things happening here on the real estate front!

I've just completed a massive research project, looking at thousands of closed sales transactions, neighborhood by neighborhood, to see whether data science can suggest which home improvements add the most value.

What's fascinating (among other things) is that added value varies by neighborhood. Some improvements in some neighborhoods don't seem to add value at all, while in other areas they add considerable value!

We've seen reports in recent days saying that real estate prices are up 20 percent nationally year-over-year.

But did you know that among the 36 neighborhoods I follow most closely in and near Fort Lauderdale, the price increases range from a low of nine percent to a high of 243 percent?!

Many of you have inquired as to the status of my real estate efforts. Well I'm still here, and have been busily researching and analyzing the market in and near Fort Lauderdale.

With all the changes in the market post- (and in-) COVID I have done another Real Estate Yearbook covering single-family house data for 36 neighborhoods in the area, including all of Wilton Manors, Lighthouse Point, and Lauderdale-by-the-Sea, and large parts of Fort Lauderdale, Oakland Park, Pompano Beach and Deerfield Beach.

Included is data on more than 12,000 closed sales and more than 24,000 listings, going back to 2016.

This is an Absolute Travesty. Look at the monstrosity that will be built when this charming 1920s home is demolished.

sad news - today the Design Review Board approved the demolition of a 1924 home at 5324 Pinetree Drive. The home was built by Carl Fisher's Bay Shore Company. The original owners were among the first 6 families to settle on Miami Beach. The new replacement home is a large white modern box, which will be the first such style on this mostly historical stretch of Pine Tree. We lament the continued loss of architecturally significant homes in Miami Beach :/
