I love it when a plan comes together. In my ongoing battle against the “realtor special” (all-white kitchens and baths), this condo was designed to shine, and buyers responded with a pre-emptive offer + bidding war that took this condo off the market in record time. 🥳

Today’s moment of zen: I have solved the doggie bag problem. (Put away, I forget them. 😳 Left out, they scatter or unspool and make a mess 🤦🏻). So I repurposed a Kleenex box and now I never forget to grab 2 bags on my way out the door and peace is restored to my entryway table. Also a good reminder that not everything in your home has to be ✨aesthetic✨ it just has to work for you. 👍🏻 Unless we’re putting your home on the market - THEN we’re gonna have a conversation about this prominently displayed box of p**p bags! 😅

I have some serious fridge envy right now. Fits the space like a glove and so fresh and so clean! And on sale at Costco! If you have the means, I highly recommend picking one up. 😉

Wise words for sale prep and for life: progress doesn’t always look like progress. Sometimes it looks like disaster, like everything is coming apart at the seams. Because sometimes you have to clear away some of the old to clear a path for the new… to make space for what you’re getting ready to become.

Last night I went to see the documentary The Apology, about the systematic destruction of Russell City - a community of 1400 residents that I’d never even heard of despite living in the bay my whole life. Redlining pushed folks to this unincorporated area that provided one of the few opportunities for homeownership for people of color. Then the county conveniently failed to provide services, ensuring its downward spiral and then stealing it out from under the people who lived there to create an industrial park. Sixty years later, the film centers the voices of former residents and their families and explores what an apology really means. I’m thankful for the filmmakers for this powerful film, and .tam.for.supervisor for hosting the showing, and for the group of like-minded real estate professionals who came together to learn about this important piece of Bay Area housing history. Big thanks to for organizing!

Kitchen tile is in progress and looking cute. Perspective fun: do you see blue circles, white diamonds, or blue petals?

Ho ho holy cow am I behind on making all the holiday magic this year! 🤶🏻 🎄😵‍💫 This season’s extremely prolonged cold & cough has come to town and we’ve all had a turn with it so I’ve been home with a sick kid or a sick self (or both!) for the past month straight. 😬 Between that and the state of the world right now, my house may be looking and feeling a bit less festive than usual this year, but bit by bit we’ve managed to get the tree up and decorated and the stockings hung, and with a little luck I’ll get these cards out before Christmas (but you know that extra wiggle room is definitely part of why my cards always say “Happy New Year!”)

Things are extra heavy right now after such a devastating weekend, with the shocking loss of Rob & Michelle Reiner, and the horrific gun violence at Brown University and Sydney, Australia. For the lives lost, may their memories be a blessing. For those of us that remain, please let’s follow Australia’s example of policy and change over “thoughts and prayers”. In the meantime, my heart goes out especially to those celebrating Hanukkah in the wake of another antisemitic attack, bravely reaffirming our collective faith in the triumph of light over darkness.

Whatever holidays you celebrate and traditions you enjoy, I hope you’ll take care of yourself and others and find comfort in family, friends, and community this season, and join me in the hope (and hard work) for brighter days in 2026.

Not all professional photographers are alike! 🤣 If you’ve met Miles you’re probably aware that he’s bright, sweet, mischievous, doesn’t suffer fools gladly, and *hates* having his picture taken. Looking at this awesome photo by you just see the first three. 🥰 But, a swipe to the next photo shows only the latter two on full display in his official school photo. 😅 As you can see, not every professional photographer is great at what they do, and often, you get what you pay for. Just a hilarious example of why I happily pay extra for high-quality photos of my kids AND my listings! Big thanks to for scheduling a special photo session with Eric for our middle school kids who were wronged on their school picture day, and to for always making my listings shine. 😻
