I’m so thrilled for my clients on this score of a beautiful home in north Oakland we were able to secure off market! 🔥

After getting outbid on our first two offers, we had to pivot because the heat is starting to turn up on the market right now. We were scouting for opportunities and then this sweet property was presented by a colleague at . 🏠

The sellers were open to an off market sale to speed things up and save on all the listing prep, they were already in contract on a new home. ⏱️

We moved fast since things were in motion to start the prep work and managed to come to an agreement with the sellers quickly and smoothly. 🤝

Always happy to deliver the news to my buyers - OFFER ACCEPTED! 🥳

This was our first offer written but it came with careful consideration and thought by my clients. Out of over 20 listings, they zeroed in on this home and knew it was the one they wanted. ✅

We went up against at least 3 other offers and the sellers came back with a multiple counter. After a conversation with the listing agent, I felt good about how we could position ourselves and I talked through it with my buyers. We submitted our offer and just got word that the sellers accepted! 🎉

This has been a long time coming and we couldn’t be happier for our seller! 🎉

Originally listed last June, we experienced the condo market’s current challenges in real time: lending hurdles, navigating balcony policy updates, declining condo prices, HOA management responsiveness, board engagement and overcoming buyer hesitation. 🥵

I had a truly special time volunteering with at garden build day! We assembled shelving, filled raised beds with nutrient rich, worm laden soil by the shovel full and I learned a recipe for top soil to feed and protect the plants that will grow there. 🌱

That’s a wrap!

This was a quick one from start to finish; seller moved out on a Monday, we went live in the MLS Thursday and we were in contract by Tuesday with an all cash offer over asking and a 10 day close!

Since the seller had to move in a hurry, we staged with their own furniture, adding some of our own accent pieces and assisted them with re-homing many items to the buyer as well as a handful of other folks that were coordinated with via online marketplaces.

At the end of the day, our seller is beyond pleased with the speed and ease of this sale from afar and the buyer was matched with a home that fit their needs. Wins all around!
