Seller Story Time šŸŽšŸ“–

From ā€˜this works’… to ā€˜this is it.’

A few years ago, I helped my clients sell their home in Discovery Bay and move to Cottonwood for retirement—slower pace, fresh start, all the things

The market was strong in early 2024 and we got their home sold in 5 days over asking. This allowed them to pay cash and step into that next chapter stress-free.

On paper… it was perfect.

But fast forward 2 years—after renovations, paint, and making it their own…something still felt off.

Not wrong. Just… not what they had envisioned retirement to be.

And this is the part no one really talks about—
sometimes your ā€œdream homeā€ helps you realize what you actually want.

For them? It was water. Views. A different kind of everyday life.

So we made a plan.

Even in a slower market, we positioned their home right, created demand, and got multiple offers over asking—and closing in under 30 days. (In a market where the average home sits active for 40+ days, we knew we had to hustle šŸ˜…)

And to make it even smoother? We were able to negotiate a 2-week rent-back so they could move without the chaos free of charge.

Now?

They’re on the water.
And this time… it feels like ā€œthe oneā€

This was a complex scenario but we got it done. As your agent, I understand a home is so much more than four walls, it’s a place where memories will be made for years to come šŸ”‘šŸ”

Would you stay in a home that’s ā€œgoodā€ā€¦ or make a move for something that feels better?

Statistically, there are over 50,000 ways to negotiate a real estate deal šŸ¤

While there isn’t a right or a wrong way to put a deal together, the strategic outcome is what matters. The difference is working with someone who knows your needs, wants, and goals.

I was able to get my buyer into the home they loved at a price they loved even more šŸ˜‰

Let me know…Would you rather have a lower monthly payment? Or would you rather have more cash in your pocket at closing? ā¤µļø

Did you know that equity isn’t just for when you sell your home?

If you’ve owned your home for a few years, there’s a good chance you’ve built up more than you think, and there are a lot of different ways to put it to work! (Even while you’re still living there 🤩)

Maybe there were a few (or a lot) of things you didn’t love when you first purchased your home…but you were willing to live with them. Leveraging your equity could be the perfect opportunity to give you that dreamy kitchen upgrade, improve energy efficiency, or even add that custom swimming pool.

Here are a few real examples from my clients lately →

šŸ‘€ That ā€œprivateā€ conversation during a showing?
Probably not private.

In 2026, over 70% of U.S. homes have some form of video doorbell or security system—think Ring, Nest, indoor cams, the whole setup.

Ready for this?

šŸ“Š 30% of sellers admit to using cameras during showingsā€ØšŸ“Š 36% of those sellers say they use cameras specifically to gain leverage in negotiations—think inspections & contractor walkthroughs

šŸ‘‰ While you’re touring, there’s a very good chance someone could be listening.

šŸ”„ The truth?
A deal can shift before it even starts… just based on what’s said during a showing.

šŸ” For Sellers:
One of the hardest parts of selling your home is letting strangers walk through a place that holds so many memories.

So it’s completely natural to feel curious about what buyers are saying.
But listening in—especially on your doorbell footage—often creates more stress than value.

Buyers tend to say everything out loud in the moment…

Even things they don’t actually care about later.

I’ve seen buyers comment on paint colors, layouts, even finishes—
…and still end up writing strong offers.

šŸ’” The best thing you can do?

Close the app, step away, and let your agent filter the feedback that actually matters.

šŸ” For Buyers:
Be mindful of what you say inside the home.

Comments like:
• ā€œThis is the oneā€ā€Øā€¢ ā€œI love everything about itā€ā€Øā€¢ ā€œWe’d be willing to go higherā€
…can unintentionally impact your position.

šŸ’” The best strategy is to save feedback for private conversations with your agent—so you stay in the strongest negotiating position possible. šŸ’ø

✨ The Rules:
Buyers → save ALL opinions for outside.
Sellers → step away and let your agent handle the feedback.
Because in real estate…strategy wins. every time.

It’s no secret that different zip codes come with different price points, different lifestyles, and very different versions of ā€œhome.ā€ šŸ˜ļø

And in Contra Costa County, a 3 bedroom single-family home can range from $550K to over $2M+ depending on where you land šŸ‘€

Same county. VERY different realities.

So I broke it down like this šŸøšŸ‘‡

āø»

šŸ‹ Antioch — $550K–$675K
Your ā€œlet’s get in the gameā€ city
Where homeownership actually starts to feel possible

🌊 Pittsburg — $550K–$625K
One of the strongest entry-level value plays in the county
Quietly doing more than people give it credit for

šŸ¹ Concord — $675K–$800K
The ā€œthis just worksā€ city
Central, practical, and a common move-up stop

šŸ‹šŸ„ƒ Martinez — $700K–$850K
Character + charm + steady demand
The one people don’t expect to love… until they do

šŸ“šŸŒæ Brentwood — $780K–$900K
Space, newer homes, and backyard BBQ energy
The ā€œwe need more roomā€ chapter

🄃 Oakley — $600K–$800K
One of the best space-for-value trades in the county
Simple math: more house, less stress

ā˜•šŸø Walnut Creek — $1.0M–$1.4M+
Walkable, lively, and lifestyle-driven
You’re not just buying a home — you’re buying convenience

šŸ‹šŸ„‚ Pleasant Hill — $950K–$1.15M
Central, balanced, and ridiculously livable
Everything feels 10–15 minutes away

🄃 Danville — $1.3M–$2M+
Established, polished, long-term stability
The ā€œwe’re staying here a whileā€ market

āø»

What’s wild is this isn’t a ranking… it’s a pathway to equity building šŸ“ˆ

Most people don’t ā€œpickā€ a city here —
they move through them as life changes šŸ˜ļøšŸŒæšŸ“
