This week, I visited 1426 F Street, the former home of Dorothea Puente. While the Victorian has been beautifully restored, its history has made it one of the most recognizable homes in Sacramento.

As a local Realtor, I love sharing more than just homes for sale. I enjoy highlighting the history, neighborhoods, and unique places that make Sacramento such an interesting place to live.

Welcome to Alkali Flat — one of Sacramento’s oldest and most historic neighborhoods.

Standing outside Temple on 22nd & K in Midtown Sacramento and I want to talk about something every homebuyer needs to know.

A lot of these Sacramento flips look good on the surface. Fresh paint. Gold hardware. Nice staging.

But don’t let the cosmetics fool you.

In this market, a house can look turnkey and still have major issues hiding underneath.

Two red flags I always tell buyers to pay attention to:

• Swollen baseboards — that could mean water damage, hidden leaks, or plumbing issues.

• Older HVAC systems — if it’s pushing 20 years or more, you could be looking at a major expense sooner than later, especially in Sacramento heat.

And this is exactly why inspections matter.

I always tell my buyers: don’t skip your inspections and don’t remove your inspection contingency too quickly.

That contingency can protect you from walking into a financial nightmare after closing.

My job is to help you look beyond the pretty paint and make sure you’re buying smart.
