There are two major costs that are very important to be aware of when purchasing a home. Let’s Discuss!

Down Payment - Your down payment will potentially be your greatest expense! The good news is that you don’t always have to put down 20% to purchase a home. It’s possible to put as little as 3.5% down. There are even some programs that don’t require any down payment. Yes, that’s right!! Zero down!! Your lender will help guide you on what programs best fit your financial situation.

Closing Cost- Many first time buyers aren’t even aware of this one! In Addition to your down payment, you will be required to pay closing cost. These are fees that you pay your lender to originate your loan. Closing cost include the origination fee, lender fee, appraisal fee, title insurance and document transfer fee and more! The typical rule of thumb to hold back for closing cost is 2-4% of the purchase price.

Let’s find your dream home...But first!!....Be sure you know the tax rate for the county you’re searching in‼️

Did you know that taxes can differ between counties? Before you begin your home search in a particular county, it’s important to note how taxes affect your monthly mortgage payment.

That’s right! Certain counties have higher taxes than others. Your monthly mortgage payment consists of the principal amount (this portion goes directly to the amount you borrowed), interest , TAXES and homeowner’s insurance. The acronym for that is PITI. If you have an impound account, the taxes divided by twelve is what you would pay monthly. This could mean a couple extra hundred dollars if you’re deciding between two neighboring counties.
