Offer accepted!!!!

I met H and W last August. At that time they were going to open houses and watching the market. Over the course of our work together, their goals and needs shifted some and came into focus.

Last week, just before they left for a trip to Mt. Shasta, this gem of a home came on the market in a neighborhood they had been eyeing from the very beginning of their search. H called me up and we toured the house together that same day. It felt right.

Over the weekend they sent me this photo of them summiting Mt. Shasta- something they had trained for the last year to do. A few days later they arrived home and had their very first offer accepted, beating out two other offers!

It has been a busy and exciting week for H and W! In 23 days they will make this their home.

I am so excited to share this story about my lovely clients making use of the CalHFA Dream for All Shared Equity Down Payment Assistance Program. It really is a dream!

The new Dream for All program rolled out on Monday the 27th. We submitted our offer on Tuesday. 🪄

We had been looking for the impossible: a 3 bedroom, 2 bath home in Oakland for under 700k. My clients were having a difficult time competing in this market with only 3% down. The CalHFA program increased their buying power by $200,000 and allowed them to make offers with 20% down which made them much more appealing to . 💰

Let me just restate the above because its HUGE- my clients needed their monthly payment to stay under a certain amount. The amount of their monthly payment at 900k (after borrowing CalHFA funds to put 20% down) was THE SAME as it was when their budget was 700k and they were putting 3% down. 🤯

This opened up a whole new range of homes to consider that were previously out of reach. My clients quickly decided on a sweet Tudor Revival in Maxwell Park with a gorgeous picture window, all the vintage charm and super high ceilings. 🏰

This CalHFA program really is a DREAM and the funds are going quickly. If you or anyone you know would like more information- reach out! Attention first-time home buyers!

The California Housing Finance Agency (CalHFA) is about to roll out one of the most robust down-payment assistance programs it has ever offered. This program is called the Dream for All Shared Appreciation Loan.

This program offers down payment assistance of up to 20% for first-time homebuyers and will be available starting Monday, March 27, 2023.
