I quickly brought in & we went to work. We knew we were on a tight budget, so we carefully mapped out what the top off market would be in that neighborhood.
We spent 6 weeks upgrading the house & after 2 weeks of marketing, we got 3 offers & $80,000 over asking.

💥💥My good friends grew up in this house since the 80’s.
When Mom passed in 2020, the home got stuck in probate for 4 years.

Once they got on title last October, we decided to use Compass Concierge to get the home loanable and insurable. We tackled exterior paint, cut the trees away from the roof, removed all dry brush & dead limbs. We painted the interior and repaired all the lath and plaster. We upgraded the electrical and removed k**b & tube. We fixed both water heaters & both furnaces to make sure all systems in the house were working.

As a fixer, I put it on the market for an open to the public Brokers Tour. It was a great turnout of agents & the buyers saw it come up in their Trulia & came by to have a look. They had recently lost 2 offers in the area. Their agent called me that afternoon & told me his clients simply said, “this is the one!” The house was a perfect fit for the size of their family & the husband being an architect, they were up for the project. They sent an offer by 5 & we signed the following morning.

What an amazing journey it was working with our clients Aaron & Lisa.  

6 months ago, myself & Andy Pitarre started repairing & upgrading the family’s longtime Hayward home for sale.  It was a great family location, with plenty of open space & a big backyard. It was tired and dated, but had good bones, and great potential and we turned it into a showpiece of the neighborhood.  The end result was 5 offers & $61,000 over the asking price with the project finishing on time and under budget.

They used this boost in equity to leverage the purchase of their new home in Livemore, where the youngest currently goes to school. We locked in on a home that had been sitting for 50+ days.  This property was almost perfect, It had just been overpriced. It ended up dropping to $1,128,000 & we made our offer.

After some tough negotiations with the listing agent and the sellers, we ended up with a great deal, $113,000 under the asking price, with a $10,000 credit towards our buyers’ closing cost.

The best part is it’s just in time for Lisa’s due date in 2 weeks!
