Move-in day was...yesterday. Now what?⁣

The good news is the hardest part is over. But that doesn’t mean you don’t have a few more to-dos before you can kick up your feet. Get these knocked out and you’ll be enjoying your new home in no time! ⁣

Make a list of the utilities you need to get up and running. Force yourself to sit down and make the calls one by one.⁣
Complete another walkthrough taking note of any tasks, repairs, or additional cleaning you need to do. Go ahead and knock out that cleaning before you unpack further.⁣
As you learn your new home, keep a running list of items you need from the store.⁣
Set up bedroom furniture and make beds so you’ll have a soft and comfy place to crash at the end of today.⁣
While it doesn’t have to be done right now, consider changing the locks on the exterior doors so you’re the only one with access to your new home.⁣
Start unpacking. The kitchen is a good place to start after you’ve got the beds set up. Be patient. There’s lots to unpack here. But once you’re done, it’ll feel SO good.⁣
Show your four-legged friend around. Walk the boundaries of your property, introduce him to friendly neighbor pets, and offer plenty of supervised time to sniff and explore.⁣
Change your address at the post office and order “I’ve moved” cards to send to friends and family.⁣
Join neighborhood social media groups and collect referrals for daycares, schools, doctors, and other service providers.⁣
Be willing and ready to introduce yourself to neighbors. Whether they stop by or you see them on one of your many trips in and out, make it a point to say hello! ⁣

I love the first few days after move-in day—the excitement is palpable! I also love answering buyer questions as they get settled in and start to make their new home—theirs. ⁣

After you reach out to me in the way that’s most convenient for you—text, DM, phone, email, or in person—I’ll get back in touch within 24 hours if we should miss each other. We’ll have a quick introductory chat and schedule a face-to-face at your home.⁣
In prep for our meeting, I’ll run a market analysis, look at recent comps, and check out any online records I can find.⁣
During our meeting, I’ll bring my findings to share and we'll do a walk-thru of your home. We’ll discuss your selling timeline, profit goals, and any minor repairs or upgrades that might be worth doing prior to selling. I’ll be happy to linger as long as needed to answer all your questions.⁣

You asked! I'm answering! Without further ado, here are your mortgage questions answered:⁣

Q: How long is a pre-approval good for?⁣

A: You definitely will want to get a pre-approval, but wait until you’re ready to buy since a pre-approval is only valid for about 30-90 days. ⁣⁣

Q: How much should my down payment be?⁣

A: Twenty percent is the gold standard, but you can often put down less than depending on the loan type. For example, an FHA loan requires as little as 3.5% down.⁣⁣

Q: What are the different types of mortgage loans?⁣

A: All sorts! You have conventional, FHA, VA, USDA, and more! Talk with several lenders to gather their opinions before deciding which is right for you. ⁣

Q: How much home can I afford?⁣

A: A good rule of thumb? Two-and-a-half times your annual salary. But it’s best to speak with a lender to find out what you qualify for and to get a pre-approval letter.⁣⁣

The summer of opportunity for home buyers, I’ve been predicting, is happening now. This is the best time of this year to buy a house. I believe that will change once we get into Oct.

1) Mortgage rates in the 2s!
2) An exaggerated summer lull, given everyone is traveling and enjoying life after pandemic shutdown.
3) Normal rising, seasonal high inventory into mid-summer and early fall

I would not confuse this summer lull with a market directional change. Macro millennial buyer demand is too strong and boomers are healthy and aging in place holding the supply, and there is not enough new inventory being built. We need rates to rise above 4.5% / 5% or a shock to the economy (and the Fed is fully invested/committed) for a directional change.

We will see one last spike in inventory in Sept, post Labor Day weekend and then inventory should fall off a cliff in Oct like a normal year heading into late fall and winter. This will happen right after buyers come back from all the summer fun and travel and refocus on their home buying goals.
