One home can mean something completely different depending on who is looking. A first-time buyer may see a fresh start, a growing family may see more space for their next chapter, and an investor may see long-term value and opportunity. That’s why great real estate marketing is all about showing the full potential of a property.

🌞🌷Spring is in full bloom across the East Bay, and with Memorial Day Weekend around the corner, the housing market is starting to feel that shift toward summer too. Backyard BBQ season, longer evenings, and summer plans are arriving alongside a market that remains active, competitive, and highly neighborhood-specific.

While this late spring market is a bit cooler than last year overall, buyer confidence remains surprisingly steady. According to the latest data from the Bay East Association of Realtors, pending sales across the East Bay are up by roughly 150 homes compared with this time last year.

Not every house is selling for over asking anymore.

In fact, it’s down to about 1 in 4 homes today, compared to nearly half in 2021.

And that's a good sign for buyers. It means the market is getting back to normal.

Now, this is going to vary by area. But overall, it means you may find sellers with more wiggle room on their price today. And in a lot of places, negotiation is back on the table.

Let’s make the most of it.

You’ve probably seen influencers online saying home prices are about to crash. But don’t believe everything you hear.

This is what housing market experts are saying.

Nationally, home prices are expected to keep rising over the next five years. Not at the breakneck pace we saw a few years back, but steadily.

So, where’s the confusion coming from? Some markets are seeing small price declines right now – and that’s what’s getting amplified online. But it’s not the full picture.

When you average price trends across the entire country together, prices are going up, not down. And this isn’t a crash.

Your kitchen or bathroom that needs a refresh... What if you already had what you need to make it happen?

A lot of homeowners do, and that’s because of their home equity. And some are using just a portion of it to finally fund the upgrades they’ve been dreaming about. But the key is focusing on renos that actually add value.

So, if you’ve got a project that’s been on your to-do list for what feels like ages, but you’ve put it off because of the cost, let’s talk. I can help you figure out if it’s worth doing.

I'll tell you how much equity you have and if the project would actually boost the value of your home. And that’s a good place to start the conversation.

Spring has arrived across the East Bay, and the housing market is following suit, a mix of sunshine and showers. Activity is picking up, but not evenly. Some neighborhoods are seeing strong competition and multiple offers, while others are moving at a more measured pace.
Recent reporting highlights just how selective this market has become. With 250+ fewer homes than last year, competition is heating up in areas like Alameda, Berkeley, Oakland, and Lafayette. At the same time, as Linnette Edwards recently noted to SF Business Times, “The condo market is where we’re seeing real stress… in some cases… due to HOA and financing constraints.”

The result? A clear two-speed market this spring.

✨ Bottom line: This spring market rewards strategy. Buyers are finding opportunities, and sellers who price and prepare well are still seeing strong results. Your local Abio team is here to help you navigate it all. 🌷🏡

If you pulled your house off the market last year, you weren’t the only one. A record number of people made that decision.

But roughly 40% of those sellers have already re-listed this year. And that number is growing every day.

If you’ve been wondering whether you should give it another shot, take this as your sign to jump back in. The Spring is historically a great time to sell.
